Plan B Contractors is seeking an experienced Project Manager to join our growing construction division. We provide general contracting and construction management services across a wide range of commercial and residential projects.

At Plan B, our Project Managers are responsible for estimating and managing their own projects from initial review and competitive tendering through construction and closeout. The successful candidate must be comfortable preparing detailed estimates, developing scopes of work, soliciting and evaluating subcontractor quotations, and managing awarded projects through to completion.

The ideal candidate is detail-oriented, commercially minded and capable of solving problems while working both collaboratively and independently.

Qualifications

- Minimum five years of project management and estimating experience in a general contractor capacity
- Demonstrated experience preparing estimates, tender packages, budgets and subcontractor scope comparisons
- Strong working knowledge of construction methods, materials, sequencing and trade coordination
- Gold Seal Certification considered an asset
- Post-secondary education in construction management, estimating or a related field considered an asset

Duties and Responsibilities
- Review construction documents, specifications and site conditions to assess project scope, costs, constructability and risk
- Prepare detailed project estimates, budgets and tender submissions
- Perform quantity takeoffs and establish material, equipment and in-house labour requirements
- Develop comprehensive scopes of work for subcontractors and suppliers
- Solicit, review and level subcontractor and supplier quotations to confirm scope coverage and identify exclusions or gaps
- Identify value-engineering opportunities and recommend practical, cost-effective alternatives
- Maintain accurate estimate documentation, pricing information, assumptions and qualifications
- Transition awarded estimates into project budgets, commitments and cost controls
- Plan, organize and manage materials, equipment,



in-house personnel and subcontractors
- Manage projects in accordance with established objectives, schedules, policies, procedures and performance standards
- Coordinate correspondence and decision-making between owners, consultants, subcontractors and internal team members
- Develop and maintain controls for project schedules, costs, procurement, change orders, subcontractor performance and job-site safety
- Monitor project progress, forecast costs and provide timely updates to stakeholders
- Prepare, price and manage change orders throughout construction
- Lead projects by example and keep project resources focused on established priorities
- Coordinate labour, equipment, materials and subcontractors to ensure they are available when required
- Ensure construction quality is maintained and the company’s safety program is followed
- Complete project closeout, including deficiencies, documentation and final cost reconciliation

- Strong estimating, analytical and cost-management abilities
- Exceptional verbal and written communication skills
- Ability to develop strong business relationships with co-workers, clients, consultants, subcontractors and suppliers
- In-depth understanding of the construction industry from a general contractor’s perspective
- Strong organizational skills and the ability to manage multiple estimates and active projects
- Sound judgment when assessing pricing, scope gaps, project risks and contractual requirements
- Strong computer skills, including Microsoft Office, Microsoft Project and construction estimating and project-management software
