Resident Manager

Full-Time, Permanent | Winnipeg, MB

Salary: $45,000-$55,000 per year + Performance Bonus (Up to $6K per year)

About the Role

RightPath Properties is looking for a reliable, organized and hands-on Resident Manager (Live On-Site) to manage the day-to-day operations of a 300+ unit residential complex in Winnipeg.

This is a full Resident Manager position working alongside another Resident Manager to provide strong property coverage throughout the week. The proposed schedule is Sunday-Thursday.

The successful candidate will be responsible for property standards, resident relations, inspections, maintenance coordination, minor repairs, move-ins and move-outs, emergency response, and supporting our Leasing Professional with property viewings when required.

Key Duties & Responsibilities

- Manage day-to-day on-site operations and maintain high standards of cleanliness, safety and property appearance.
- Conduct regular building, suite and grounds inspections and identify maintenance, safety and cleanliness concerns.
- Respond promptly to resident concerns, repair requests and property issues.
- Perform minor electrical, plumbing, HVAC, carpentry, painting and general troubleshooting within the Resident Manager's scope. Larger repairs are handled through the Maintenance Department.
- Coordinate maintenance work and contractors, provide access, monitor work quality and follow outstanding repairs through to completion.
- Monitor seasonal property requirements, snow removal, grounds maintenance and preventive maintenance.
- Respond to property emergencies, including water leaks, fire alarms and other urgent situations.
- Maintain professional resident relations and address routine complaints, notices, parking and other property-related concerns.
- Complete required property reports,



inspection records, water readings, maintenance records and other documentation.
- Ensure vacant suites and show suites are clean, repaired and presentation-ready.
- Complete move-in and move-out inspections, condition reports, readings, keys, photos and required documentation.
- Coordinate required turnover repairs so vacant suites are ready for the next resident.
- Maintain accurate property, contractor, equipment and material records.
- Coordinate closely with Property Management, Leasing, Administration and Maintenance.

Leasing & Viewings
- Work closely with the Residential Leasing Skilled / Leasing Coordinator on available units.
- Maintain good knowledge of available suites, floorplans, rents, utilities, amenities and property features.
- Conduct property and suite viewings when coordinated by the Leasing Professional.
- Present RightPath properties professionally and provide prompt feedback following viewings.

The Leasing Professional will remain primarily responsible for rental inquiries, prospect follow-up, qualification, scheduling, applications and the overall leasing pipeline. Resident Managers provide strong on-site viewing coverage. Qualifications & Requirements

- Must live on site.
- Clear criminal record check required.
- Minimum 1 year of experience in property management, Resident Manager, caretaker, building management, maintenance,



or a similar residential property role.
- Strong understanding of building maintenance, including light electrical, plumbing, carpentry, HVAC and general troubleshooting.
- Excellent communication, interpersonal and customer-service skills.
- Strong organizational skills with the ability to work independently and manage multiple priorities.
- Comfortable handling resident concerns, property inspections and coordinating contractors.
- Able to conduct leasing showings and professionally communicate property features.
- Strong attention to detail and ability to maintain accurate property records and reports.
- Proficiency in Microsoft Excel, cloud-based systems and basic office software.
- Ability to be on-call 24/7 for property emergencies.
- Valid driver's licence and reliable transportation preferred.
- Must be available to work Sunday-Thursday.
