Residential Building Superintendent Services – Independent Contractor Opportunity

The Chance

PMco is seeking an independent contractor to provide Residential Building Superintendent services, overseeing the day-to-day operations, leasing activities, maintenance, and overall resident experience for two residential properties totaling 97 units in Halifax and Dartmouth. This is a live-in opportunity that offers the ability to take ownership of the properties’ upkeep while working closely with residents, contractors, and property management.

Services to Be Provided
- Provide routine maintenance and general repairs in common areas and resident units, which may include light plumbing, painting, cleaning, and minor electrical work.
- Maintain the properties in a clean, safe, secure, and well-functioning condition through proactive service delivery and regular attention to building needs.
- Oversee and coordinate subtrades,



suppliers, and contractors for specialized repair or maintenance work, as required.
- Respond promptly and professionally to resident maintenance requests and support a positive resident experience.
- Support the Property Manager with inspections, leasing-related activities, move-in/move-out procedures, and other property operations as required under the service arrangement.
- Follow applicable building safety protocols, maintenance procedures, and emergency preparedness requirements.
- Monitor and support building security systems, fire safety equipment, and emergency preparedness plans.

What You Bring as an Independent Contractor
- Previous experience providing Building Superintendent, maintenance, or similar services is an asset.
- Strong hands-on skills in general maintenance, plumbing, painting, and repairs.
- Excellent communication and customer service skills to interact with residents, contractors, and property management.
- Ability to work independently, prioritize tasks, and manage multiple responsibilities efficiently.
- Basic computer skills to support service coordination, communication, and record-keeping.
- Valid Nova Scotia driver’s license required.
