We are seeking an experienced Senior BCIN Designer & Project Manager to lead the design, permitting and construction coordination of residential multiplex projects, with a particular focus on five- and six-unit buildings in Toronto and the GTA.
This is a hands-on hybrid position combining BCIN design and permit-management responsibilities with construction project management. The successful candidate will be capable of evaluating a property, preparing a coordinated permit package, managing municipal comments and approvals, and then helping guide the approved project through construction.
This is not a junior drafting position. Candidates must have an active and verifiable BCIN with the Small Buildings qualification and demonstrated experience preparing Ontario Building Code-compliant permit packages. Direct experience with fiveplexes, sixplexes or comparable multi-unit residential projects is strongly preferred.
DESIGN AND PERMITTING RESPONSIBILITIES
- Complete zoning, Building Code and preliminary feasibility reviews for proposed multiplex developments
- Conduct or coordinate site measurements and review surveys, existing drawings and property information
- Prepare complete permit drawings, including site plans, floor plans, elevations, sections, construction details, fire separations and code information
- Design five- and six-unit residential multiplexes within the candidate’s BCIN qualifications and applicable legal scope
- Sign and take responsibility for design documents within the candidate’s registered qualifications
- Prepare and coordinate permit application forms, schedules and supporting documentation
- Submit and manage building permit applications with Toronto and other GTA municipalities
- Communicate with zoning examiners, building examiners and municipal staff
- Respond to comments, revise drawings and drive applications toward approval
- Identify when architectural, structural, mechanical, plumbing or other professional input is required
- Coordinate external architects, engineers and specialist consultants without allowing gaps or conflicting information between disciplines
- Maintain organized drawing revisions, permit records, approvals and design documentation
PROJECT MANAGEMENT RESPONSIBILITIES
- Develop and maintain project schedules, budgets, milestones and short-term action plans
- Coordinate consultants, trades, suppliers, site supervisors and internal team members
- Review drawings before construction and ensure current approved documents are available to the site team
- Lead project start-up, progress and coordination meetings
- Track RFIs, submittals, selections, change orders, deficiencies and required decisions
- Coordinate municipal inspections and consultant field reviews
- Monitor construction progress, quality, cost and schedule performance
- Identify design or site conflicts early and lead practical resolution with the appropriate consultant or trade
- Provide clear, consistent project reporting to management and stakeholders
- Support project closeout, final inspections, documentation and turnover
REQUIRED QUALIFICATIONS
- Active and verifiable Ontario BCIN
- Small Buildings qualification and Legal/Process qualification in good standing
- Minimum five years of relevant experience in building design, permitting, construction coordination or project management
- Demonstrated experience preparing complete permit packages under the Ontario Building Code
- Strong understanding of Part 9 residential design, fire separations, exiting, spatial separation and multi-unit building requirements
- Proven ability to manage permit submissions and resolve municipal examiner comments
- Construction project-management experience involving schedules, budgets,
trades, inspections and consultant coordination
- Proficiency in AutoCAD and/or Revit and the ability to personally produce and revise permit drawings
- Strong document-control, communication, organization and problem-solving skills
- Valid driver’s licence and reliable access to a vehicle for meetings and site visits throughout the GTA
- Legally entitled to work in Canada
PREFERRED QUALIFICATIONS
- Direct experience with Toronto fiveplex and sixplex conversions or new-build multiplexes
- Additional BCIN qualifications such as House, Building Structural, Building Services or Plumbing – All Buildings
- Diploma or degree in architectural technology, building science, engineering technology, construction management or a related discipline
- Experience with Toronto zoning, Committee of Adjustment applications and municipal approval processes
- Experience coordinating structural, HVAC, plumbing, civil and energy-efficiency consultants
- Experience with Procore or comparable construction-management software
