Job Summary

We’re looking for someone who loves people, loves Property Management, and genuinely enjoys making a difference and will support ownership in its goals to:

- Champion the Vivenda Commercial Brand - delivering value-based tenancy for clients across commercial assets; support a culture of best-in-class service
- Attract high-quality tenants and maintain low vacancy across the portfolio
- Maintain high property standards through coordination with in-house building operations team
- Drive operational efficiency and continual process improvement. Maintain/create resilient processes and workflows

Duties and Responsibilities

Property Management

- Manage day-to-day operations of commercial properties, including leasing, maintenance, onboarding and offboarding of tenants, and tenant relations
- Coordinate property inspections, repairs, and preventative maintenance using property management software
- Communicate effectively and efficiently with tenants, vendors, contractors, and internal teams to maintain a high standard of service
- Show property to potential tenants
- Negotiate lease agreements, renewals, and service contracts to maximize property value and tenant satisfaction
- Conduct regular inspections of properties; identify and address any deficiencies and escalate issues to owner as needed
- Stay current on arrears, lease expirations and occupancy forecasts
- Oversee property budgets, track expenses, and ensure timely invoicing and payments
- Manage the annual CAM budget true-up cycle and communicate professionally with all tenants
- Be available to support on-call emergencies and complex tenant issues when needed
- Handle administrative tasks such as correspondence and maintaining accurate records of leases, contracts, service requests,



and work closely with the accounting and finance team to ensure accuracy and completeness across the commercial property portfolio.

Strategic & Financial Oversight

- Prepare and manage annual operating and capital budgets for commercial assets
- Collaborate with ownership and executive leadership to align portfolio performance with long-term investment goals
- Evaluate property and lease performance; identify strategies to improve financial returns
- Lead monthly reporting on financials, leasing, and asset performance
- Analyze market data to identify trends, repositioning opportunities, or acquisition targets

Asset Operations

- Direct and review preventative maintenance programs, vendor contracts, and building system servicing
- Ensure compliance with municipal, provincial, and federal building codes, health and safety legislation, and environmental standards
- Review marketing and leasing strategies
- Lead capital improvement and renovation planning, particularly for tenant-facing upgrades

Qualifications, Requirements and Skills: We’re looking for someone who gets energized by coming to work, building relationships, solving problems and finding ways to make things better for our tenants, our team and our properties.

You’ll be a great fit if you are:

- Experienced: Minimum of 6 years experience in commercial/industrial Property Management with a RECA License or CPM certification.

- A confident problem-solver. You can be assertive when needed while remaining calm, respectful and skilled.
- Knowledge of building systems. You have a working knowledge of commercial building systems and building envelopes.
- Connected to the industry. You stay current on relevant rules, regulations, trends, Occupational Health and Safety and Alberta labour legislation.
- Financially capable. You love coming in on budget! You have experience with budgeting and financial reporting and understand the business side of Property Management.

Required qualifications:

- RECA Licenses of CPM certification
- Must clear a criminal background and vulnerable sector police check
- Must have a class 5 driver’s license and clean driver’s abstract for travel between properties in Calgary
