Purpose Lead the operational performance, reliability, and long-term asset stewardship of Allied's real estate portfolio to ensure safe, efficient, and exceptional building operations. As an operational leader, you will be responsible for overseeing building systems, maintenance programs, capital planning, sustainability initiatives, vendor performance, and operational standards across a complex portfolio of commercial real estate assets.
Reporting to the Vice President, Technical Services and Construction, you will provide strategic leadership and subject matter expertise across property operations, engineering, and facility management functions while developing high-performing teams and fostering a culture of accountability, collaboration, and continuous improvement. Working closely with Operations, Development, Leasing, Construction, Sustainability, and Property Management teams, you will drive operational excellence, optimize asset performance, mitigate risk, and ensure Allied's buildings consistently deliver exceptional experiences for tenants while supporting long-term portfolio value and organizational objectives.
Responsibilities Ensure compliance with all company policies, operating standards, and applicable legislation, including health and safety, environmental, and life safety requirements.
Lead operational excellence initiatives across the portfolio in alignment with Allied’s National Operating Framework.
Serve as the senior operational subject matter expert, providing guidance to leadership and acting as the primary escalation point for operational issues.
Oversee all aspects of building operations, maintenance, commissioning, and asset performance, including HVAC, BAS, life safety, electrical, plumbing, elevators, and building envelope systems.
Ensure preventive maintenance, inspections, testing programs, and service records are completed and maintained to maximize asset reliability and performance.
Lead procurement, contract administration, vendor management, and strategic sourcing initiatives while ensuring contractor accountability and service excellence.
Develop, manage, and monitor operating and capital budgets, ensuring alignment with asset strategies and business objectives.
Establish, monitor, and report on operational performance metrics, KPIs, utility consumption, sustainability targets, and continuous improvement initiatives.
Lead building condition assessments, lifecycle planning, asset management strategies,
and long-term capital planning initiatives.
Ensure emergency preparedness, business continuity, and effective response to operational incidents, including root cause analysis and corrective actions.
Collaborate with Property Management, Leasing, Construction, Development, and Portfolio Operations teams to support capital projects, tenant improvements, and occupancy readiness.
Support acquisitions, dispositions, redevelopments, and asset transitions by providing operational and technical expertise.
Champion sustainability, ESG, wellness, and certification initiatives, including BOMA, LEED, and WELL programs.
Foster strong relationships with tenants, service providers, consultants, and internal stakeholders to deliver exceptional customer service.
Complete other duties and special projects as assigned.
Leadership Responsibilities Lead, mentor, and develop managers and operational teams, fostering a culture of accountability, collaboration, safety, and operational excellence.
Drive talent management initiatives, including recruitment, onboarding, succession planning, performance management, and employee development.
Oversee workforce planning, staffing requirements, scheduling, resource allocation, and operational readiness across the portfolio.
Establish clear performance expectations and provide ongoing coaching, feedback, and development opportunities.
Promote cross-training and knowledge sharing to ensure team effectiveness and business continuity.
Ensure compliance with Allied standards, policies, and professional conduct expectations, including uniform requirements.
Qualifications Minimum 7 years of experience in commercial real estate operations, facility management, project management, or a related field.
Minimum 7 years of progressive leadership experience managing managers and multidisciplinary operational teams.
Strong technical knowledge of commercial building systems, including HVAC, BAS, electrical, plumbing, life safety systems, and building envelope components.
Experience leading capital projects, building upgrades, tenant improvement projects, and redevelopment initiatives.
Proven experience managing operating and capital budgets, forecasting, KPIs, and operational performance metrics.
Demonstrated success developing and implementing operational standards, governance frameworks, procurement strategies, and vendor management programs.
Thorough knowledge of applicable building codes, fire codes, electrical standards, health and safety legislation, and industry best practices.
Strong understanding of sustainability principles, energy management, ESG initiatives, and related certification programs.
Ability to interpret drawings, blueprints, specifications, and construction documentation.
Engineering degree (Civil, Mechanical, Electrical) or a related discipline.
Would be an asset: FMA, Stationary Engineer 3rd Class, or equivalent designation.
PMP designation.
Experience overseeing high-rise office, mixed-use, or complex urban commercial real estate portfolios.
$95,000 - $110,000 a year
Allied determines individual compensation by work location and other factors, including relevant experience, education and internal equity.
