First Lutheran Church is looking for a building maintenance & property/rental manager. This position will be app. 40 hours a month (schedule to be determined with candidate) and consist of making small repairs, outsourcing larger maintenance projects and ensuring the upkeep and safety of our property. This positions also entails managing leases and upholding a positive relationship with our tenants.

The ideal candidate will possess outstanding interpersonal skills, strong communication abilities and be well organized with excellent time management skills. They will be a “handy” person, able to complete small repairs and deal with small issues and have a welcoming and open demeanor to liaison with both church staff/council and tenants.

Ultimately, the role of the Property Manager/Building Maintenance is to ensure our property remains a safe environment and that our tenants are satisfied.

Responsibilities

- Manage all aspects of assigned property
- Inspect and arrange maintenance to meet standards and identify problems before they arise
- Maintain a positive, productive relationship with tenants
- Negotiate lease/contracts with contractors in a timely and reliable manner when repairs are needed (with Council input)
- Advertise and market vacant spaces to attract tenants if needed




- Develop and help set (with council) annual budgets by forecasting requirements, maintenance expenses and analyzing variances, data and trends
- Ensure compliance with property management laws
- Clean carpets twice a year using our own carpet cleaning machine or arrange to have this done with an approved budget amount.
- Be the contact person for short term rentals such as elections/music recitals and be available to let the renters in and supervise, staying to lock up after.
- Move chairs in sanctuary as needed for Christmas services and additional rentals (i.e. elections)
- Update and liaison with a council member regularly, possibly attend a staff meeting once a once.
- When major repairs are needed, arrange 3 quotes and work with council to facilitate repairs.
- Be on call to deal with emergency issues with building/tenants, may require some after hours work

Qualifications

- Ability to understand financial statements and manage budgets
- Excellent communication and negotiation skills
- Competency in MS Office and relevant databases and software

Pay: $18.64-$25.00 per hour Expected hours: 8.0 – 10.0 per week
