Role Description The Building Operator is responsible for the day-to-day technical operation, physical maintenance, and energy management across assigned commercial and high-density residential properties. Equium Group utilizes an in-house operations team to deliver prompt tenant service, maintain asset values, and minimize reliance on external contractors. This role requires strong mechanical knowledge, customer-service skills, and experience with Building Automation Systems (BAS).
Key Responsibilities
- Monitor, adjust, and optimize HVAC equipment, boilers, chillers, cooling towers, air handling units (AHUs), and domestic water systems via Building Automation Systems (BAS/BMS).
- Execute routine preventative maintenance programs (PMP) using Computerized Maintenance Management Software (CMMS).
- Perform routine fluid, pressure, temperature, and chemical treatment tests to preserve core mechanical assets.
- Conduct regular physical inspections of mechanical rooms, parkades, roofs, common areas,
and life safety equipment.
- Serve as the frontline technical representative, responding promptly to tenant work orders (temperature adjustments, minor plumbing, door hardware, lighting repairs).
- Maintain professional, open communication with property managers, condo boards, and occupants.
- Inspect and test emergency generators, fire alarm systems, sprinkler assemblies, and backflow preventers.
- Ensure building operations comply with Alberta Building/Fire Codes, Occupational Health and Safety (OH&S;) standards, and environmental regulations.
- Participate in annual fire drills, site safety audits, and emergency response procedures.
- Assist with contractor supervision during major capital planning projects, repairs, and tenant improvements.
- Participate in an on-call emergency rotation after regular operating hours.
- Support Equium Group’s sustainability and energy management initiatives by identifying operational efficiencies to reduce power and gas usage.
Qualifications
- 3–5+ years of hands-on building operations experience in commercial office, retail, or multi-family residential environments.
- 5th or 4th Class Power Engineering Certificate, or Building Operator Certificate (BMT/SMT) preferred.
- Active trades ticket (HVAC, Plumbing, Electrical) is considered a strong asset.
- Valid Driver’s License with a clean abstract.
- Current WHMIS, First Aid, and Fall Protection certifications.
