Position Summary
The Finishing &
- Deficiency Manager will support the completion and turnover of three multi-family residential buildings at Edgeway, a landmark mixed-use development in Edmonton.
Reporting to the Owner’s Construction Manager, this hands-on role will provide day-to-day oversight of finishing quality, deficiency tracking, and construction closeout while acting as a key link between the General Contractor and the Owner’s Property Management, Leasing, and Maintenance teams.
The successful candidate will have strong residential finishing experience, an excellent eye for quality, and the practical construction knowledge to identify and assess deficiencies. They will be highly organized and comfortable working collaboratively with construction and property operations teams to ensure issues are properly documented, communicated, followed up on, and resolved.
This is a six-month contract; however, there may be an opportunity for an extension depending on the project timeline.
Key Responsibilities: Quality &
- Finishing Conduct regular inspections of suites, common areas, amenity spaces, and other completed or in-progress areas to assess finishing quality, workmanship, completeness, and general conformance with project requirements.
Identify deficiencies, incomplete work, damage, and quality concerns and ensure issues are clearly documented and communicated to the appropriate project team.
Monitor finishing activities within buildings under construction and identify recurring or emerging quality issues before they are repeated across multiple suites or areas.
Follow up on identified deficiencies and reinspect corrective work to confirm items have been satisfactorily completed.
Escalate significant, recurring, or unresolved quality concerns to the Owner’s Construction Manager.
Deficiency Management
Maintain accurate and organized records of construction deficiencies, including status, responsibility, supporting photographs, access requirements, and completion.
Work closely with the General Contractor’s site team to follow up on outstanding deficiencies and support their timely resolution.
Review outstanding items regularly and identify deficiencies requiring additional attention or escalation.
Support Owner, consultant, and project team deficiency walkthroughs and ensure identified items are captured and tracked.
Assist with the closeout of deficiencies within occupied suites while minimizing disruption to residents.
Property
Management &
- Resident Coordination Act as a key day-to-day link between the General Contractor and the Owner’s Property Management, Leasing, and Maintenance teams during construction completion and building stabilization.
Review construction-related concerns raised by residents, Property Management, Leasing,
or Maintenance and gather the information necessary to determine the appropriate next steps.
Triage reported issues between potential construction deficiencies and routine operational or maintenance matters, escalating unclear, disputed, or significant items to the Owner’s Construction Manager.
Coordinate communication and access between the General Contractor and Property Management team where corrective work is required within occupied suites or operational areas.
Maintain visibility of outstanding construction-related issues affecting residents and follow up with the appropriate parties through to resolution.
Communicate planned construction or deficiency activities that may affect occupied areas to the Property Management team. Turnover &
- Building Readiness Support suite, common-area, and amenity-space inspections in advance of turnover and occupancy.
Track outstanding finishing and deficiency items that may affect suite or building readiness and communicate status to the Owner’s Construction Manager and Property Management team.
Assist with the transition of completed areas from construction into property operations, ensuring known deficiencies and outstanding construction items are clearly communicated and tracked.
Participate in turnover, pre-occupancy, and closeout walkthroughs with the Owner, General Contractor, consultants, and Property Management team as required.
Construction
Coordination &
- Reporting Develop effective working relationships with the General Contractor’s site team and finishing trades to support practical and timely resolution of deficiencies and quality issues.
Where appropriate, assist with the coordination of corrective work and finishing activities in collaboration with the General Contractor.
Maintain awareness of key construction, turnover, and occupancy milestones and prioritize inspections and deficiency follow-up accordingly.
Provide regular, concise updates to the Owner’s Construction Manager on quality, deficiency status, building readiness, recurring issues, and matters requiring management attention.
Maintain clear and organized inspection records, deficiency logs, photographs, correspondence, and closeout information. Occupancy &
- Move-In Readiness Liaise with the GC, Property Manager and Owner’s Construction manager to communicate suite completion status, outstanding deficiencies, and move-in readiness timelines
Ensure suites and common areas meet all requirements for occupancy, including final inspections, touch-ups, and sign-off procedures Health, Safety &
- Compliance Enforce and promote a strong safety culture on site, ensuring all trades and site personnel comply with the Alberta Occupational Health and Safety Act and Westcorp's safety policies
Conduct regular site safety inspections, toolbox talks, and ensure all required safety documentation is current and on file
Ensure all work is performed in compliance with applicable building codes, municipal requirements, and WHMIS standards
Report all incidents, near-misses, and safety concerns to the Construction Manager promptly and accurately Qualifications &
Education: Minimum 5 years of relevant experience in residential construction, with demonstrated experience in multi-family finishing, deficiencies, turnover, or construction closeout.
Experience working on mid-rise or high-rise multi-family residential projects strongly preferred.
Strong practical knowledge of residential finishing trades, materials, installation standards, and common construction deficiencies.
Trade background in carpentry, finishing, or general construction is considered a strong asset.
Post-secondary education or technical training in construction management, building technology, or a related field is preferred; equivalent practical construction experience will also be considered.
Red Seal or Gold Seal certification is considered an asset.
Valid driver’s licence.
Required Skills and Abilities: Strong eye for detail and the ability to identify workmanship, finishing, damage, and completeness issues.
Ability to read and interpret architectural drawings, details, specifications, and other construction documentation.
Strong understanding of multi-family residential finishing and the sequence of work through completion, turnover, and occupancy.
Highly organized with a disciplined approach to deficiency tracking, documentation, and follow-up.
Comfortable working across multiple buildings at different stages of construction and occupancy.
Solid verbal and written communication skills with the ability to work effectively with construction professionals, Property Management, Leasing, Maintenance, consultants, and residents.
Collaborative and solutions-focused, with the confidence to raise quality concerns and follow outstanding issues through to resolution.
Strong computer skills.
Self-directed and comfortable spending significant time in the field inspecting work and following up on outstanding items.
Able to recognize matters requiring contractual, commercial, or management decisions and escalate them appropriately to the Owner’s Construction Manager.
