Contract Position | Starting ASAP

Topcare Building Maintenance Ltd. is seeking a reliable and hardworking Janitor / Entry-Level Building Maintenance Worker for a full-time contract position.

Schedule: Monday to Friday, 6:30 a.m.-3:00 p.m.

Compensation: $20 per hour

Locations: Multiple locations, Richmond and New Westminster

Start date: As soon as possible

Responsibilities

- Clean common areas by sweeping, mopping, vacuuming, dusting and sanitizing
- Clean kitchens, washrooms, windows, glass doors and elevator areas daily
- Collect garbage and recycling
- Perform basic handyman duties, including minor repairs, furniture assembly and touch-up painting
- Patch small holes and complete minor drywall repairs
- Replace light bulbs and batteries in approved fixtures and devices
- Tighten loose handles, hinges, screws and other hardware
- Complete minor door, cabinet and shelving adjustments
- Apply basic caulking and sealant where required
- Assemble, install or relocate small furniture, shelves and building accessories
- Explicit minor sink or drain blockages using approved tools and procedures
- Conduct routine checks and record readings in boiler and sprinkler rooms
- Identify and report plumbing, electrical, heating or other issues requiring a qualified professional
- Provide building access to authorized trades and contractors
- Assist with coordinating move-ins and move-outs




- Respond professionally to tenant concerns and report them to the supervisor
- Clean parking lots and outdoor areas, including litter pickup and snow removal when required
- Report maintenance issues, property damage and safety concerns promptly
- Complete clear and accurate daily written reports

Requirements
- Must be able to communicate effectively in English, both verbally and in writing
- Must be able to prepare clear and accurate daily reports
- Reliable, punctual and hardworking
- Friendly and professional when interacting with tenants, contractors and team members
- Physically capable of performing cleaning and light maintenance duties
- Basic maintenance experience is an asset

This position is ideal for someone who enjoys varied responsibilities, takes initiative and takes pride in maintaining a clean, safe and welcoming building. Pay: $20.00-$20.50 per hour

Expected hours: 8.0 per week

Ability to commute/relocate

- Richmond, BC V6X 2X9: reliably commute or plan to relocate before starting work (preferred)
