At GNE Mortgages Inc., we take pride in delivering seamless, high-touch mortgage solutions to clients across Alberta. We are expanding our team and looking for a dedicated Junior Mortgage Fulfillment Officer based in Calgary to play a key role in managing incoming deals, maintaining file accuracy, and driving our underwriting workflow forward.

Role Overview:

As a Junior Document Fulfillment Officer, you will serve as the engine of our brokerage’s deal flow. You will be responsible for reviewing incoming mortgage files, building deal files in our loan origination systems, verifying documentation against lender guidelines, and assembling complete signing packages for clients.

This role requires a sharp eye for detail, deep familiarity with the Alberta mortgage market, and the ability to keep deals moving efficiently through lender portals from intake to close.

Responsibilities:

- File Setup & System Entry: Input and build complete, accurate deal files in Velocity (and Filogix, where applicable) upon file intake.
- Document Verification & Review: Review income, property, and down-payment documentation to ensure compliance with specific lender guidelines and regulatory requirements.
- Fulfillment Package Creation: Assemble and prepare complete, error-free fulfillment packages for client review and signature.
- Lender Portal Management: Upload conditions, track file statuses across various lender portals, and transparent underwriting conditions in a timely manner.
- Pipeline Administration: Monitor critical dates (financing conditions, closing dates) to ensure smooth transitions from submission to funding.
- Ad-Hoc Operational Support: Assist senior brokers and underwriting staff with operational tasks, client follow-ups,



and general office administration as needed.

Required Qualifications

- Experience: Must have 2–3 years of direct experience handling mortgage files specifically within the Alberta (AB) real estate and lending landscape.
- Software Proficiency: Proven, hands-on experience using Filogix for file building and submission.
- Process Knowledge: Strong understanding of the end-to-end mortgage life cycle, underwriting workflows, and major institutional/alternative lender guidelines.
- Lender Portals: Practical familiarity with navigating and submitting documents to major lender web portals.
- Attention to Detail: Demonstrated ability to catch documentation discrepancies and maintain accurate data entry under tight deadlines.
- Communication: Clear, professional verbal and written communication skills for coordinating with internal team members and lenders.

Nice-to-Have

- Experience working within Newton Velocity.
- Existing relationships with key lender underwriting desks.

- Monday to Friday. 9:00 AM to 5:30 PM
