We have been recognized as a top employer on lists including Best Workplaces in Canada, Best Workplaces for Women, and Best Workplaces with Most Trusted Executive Teams, among others.PositionThis role is for a Property Analyst based at 2 Bloor Street in Toronto, Ontario.What You’ll DoAnalyze monthly financial statements, including income statements, rent rolls, and operating expense reports.Perform detailed variance analysis (budget vs. actual, prior year comparisons), identifying key drivers and providing actionable insights.Prepare and distribute monthly, quarterly, and ad hoc financial reports for internal stakeholders and ownership.Assist in the preparation and review of annual operating budgets and reforecasts.Analyze tenant sales reports (for retail assets) and identify trends, risks, and opportunities.Monitor leasing performance metrics including occupancy, net effective rents, and lease turnover.Support rent reviews, escalations, and revenue optimization strategies.Conduct accounts receivable (AR) analysis, including aging reports and collection trends.Work closely with property management and accounting teams to track arrears and support collection strategies.Support due diligence processes by reviewing historical financials and operating performance.Collaborate with Property Managers and Asset Managers to ensure accuracy and consistency of financial data.Assist with special projects, portfolio analysis, and strategic initiatives.What You’ll BringUndergraduate degree in Finance, Accounting, Real Estate, or a related field.2–5 years of experience in real estate,



property management, asset management, or financial analysis.Strong financial acumen with the ability to interpret and analyze complex datasets.Advanced proficiency in Microsoft Excel (financial modeling, pivot tables, data analysis).Experience with property management/accounting systems (e.G., Yardi) is an asset.Understanding of commercial real estate fundamentals (office, retail, industrial).Strong analytical and problem-solving skills with high attention to detail.Ability to synthesize data into clear, concise insights for decision-making.Excellent organizational and time management skills; ability to managemultiple priorities and deadlines.Strong communication skills, both written and verbal.Proactive, team-oriented, and results-oriented mindset.Additional InformationThis posting is for an existing vacancy within our organization.Colliers does not use AI-enabled tools to sort or decline applications.
