Role The Level 2 Mortgage Agent is a sales-driven, client-facing role responsible for growing Strata's mortgage business from first contact through to conditional approval. This role is built for a natural networker and closer, someone who thrives on relationship-building, manages a high volume of files with confidence, and knows how to keep a deal moving. You'll work a mix of warm leads generated internally by Strata and your own self-sourced business, with our admin and fulfillment team supporting you every step of the way once a file is conditionally approved.

Core Responsibilities

- Client Acquisition & Networking: Build and grow a strong referral network of realtors, financial advisors, and other partners to generate a consistent flow of new business.
- Needs Assessment & Product Matching: Meet with clients to understand their goals and match them with the right mortgage product and lender.
- File Origination: Own the file from first contact through to conditional approval, gathering initial documentation, submitting to lenders, and negotiating rates and terms on the client's behalf.
- Lead Management: Convert a combination of internally-generated Strata leads and self-sourced files into closed applications.
- High-Volume Pipeline Management: Manage a high volume of active files at once without sacrificing accuracy or client experience.
- Team Handoff: Partner closely with our Fulfillment Specialist team, ensuring a smooth handoff once a file is conditionally approved so nothing falls through the cracks on the way to closing.
- Client Relationship Management: Maintain strong relationships throughout the process to build repeat and referral business.
- Compliance: Ensure every file meets FSRA and lender compliance requirements throughout the origination process.
- Process Improvement:



Review current workflows and recommend changes that create efficiencies for the team.
- Other Duties: Special projects and other duties as assigned.

Requirements & Competencies

- Licensing: Active Level 2 Mortgage Agent license in good standing with FSRA.
- Sales Background: Proven track record in sales, business development, or mortgage origination, with a history of meeting or exceeding targets.
- Networking: An established network, or a demonstrated ability to build one quickly, along with confidence in proactive outreach.
- Tech-Savvy: Well versed with Google Workspace tools, AI, and other tech platforms. We move quickly and are always looking for efficiencies.
- Organized: Process-oriented with sharp attention to detail, even when managing a high volume of files.
- Personable & Coachable: A warm, natural communicator who builds trust with clients and partners, and takes feedback well.
- Resilient & Fast-Paced: Comfortable multitasking under pressure, handling rejection, and keeping deals moving without sacrificing accuracy.
- Analytical: Robust math and analytical skills to compare products, rates, and terms.
- Background: Sales or professional background in financial services or mortgages is preferred.
- Team Player: Able to work independently while collaborating closely with the admin and fulfillment team.
- Confidentiality & Integrity: Handles sensitive client and financial information with the utmost discretion and integrity at all times.
