Reporting to the Property Manager, the Maintenance Handyman is responsible for maintaining the property in a safe, clean, and well-maintained condition while following Board policies and established procedures.

General Duties

- Respond to after-hours emergencies when on call.
- Maintain regular communication with the Property Manager regarding maintenance, resident concerns, damage, or vandalism.
- Complete work orders and minor repairs in a timely manner.
- Conduct weekly inspections of the property, common areas, and grounds and report concerns promptly.
- Provide access to and coordinate with approved contractors and trades.
- Maintain accurate work logs, work-order records, inventory records, and monthly maintenance reports.
- Order and maintain necessary maintenance supplies while seeking reasonable cost savings.
- Respond to office staff regarding work-order status and expected completion dates.
- Attend Board meetings when requested regarding maintenance matters. Meeting time will be paid.
- Follow Board direction, corporate policies, health and safety requirements, and WHMIS regulations.
- Perform other reasonable duties related to the position as assigned.

Building & Common Area Maintenance
- Complete minor plumbing, lock, lighting, and general repairs that do not require a licensed contractor.
- Report repairs requiring licensed or specialized contractors to the Property Manager.
- Assist with inspections of units and common areas.
- Keep storage rooms, garbage areas, and common areas clean and orderly.




- Sweep and mop common building floors and stairways as required, but no less than weekly.
- Maintain interior and exterior lighting and replace bulbs as needed.
- Clean common-area exhaust fans semi-annually.
- Ensure common building entrance and exit doors are secure.
- Monitor fire alarms and emergency/exit lighting and report concerns immediately.
- Prepare incident or emergency reports when required.

Exterior Maintenance
- Inspect the grounds, common areas, security lighting, and parking lot lighting weekly and report or address concerns.
- Keep garbage areas clean and report abandoned vehicles, vandalism, or property damage.
- Members are responsible for snow and ice removal from their own areas. Any concerns should be reported to the Property Manager or snow removal contractor.
- The Maintenance Handyman is responsible for keeping designated common areas explicit of snow and ice, including office access, sidewalks leading to the office, emergency parking areas, the south courtyard, and the walkway from the courtyard to the main sidewalk.

Townhouses & Vacant Units
- Complete property work orders within reasonable timelines and in coordination with office staff.
- Follow the corporation’s preventative maintenance program.
- Assist with annual unit inspections when requested.
- Complete routine repairs and cleaning of vacant units promptly to minimize vacancy loss.

All duties and responsibilities will be reviewed and monitored on an ongoing basis. Pay: $21.00-$23.00 per hour
