Traugott Building Contractors Inc. is seeking an experienced Senior Project Manager to join our Ontario construction team. Reporting through our Cambridge Head Office, this role will lead construction projects throughout the Greater Toronto Area and surrounding markets.
We are looking for an accomplished construction professional with strong General Contractor experience who can take full ownership of projects from preconstruction and procurement through construction, turnover and closeout.
This is a senior leadership role for someone who understands that successful project delivery requires more than managing a schedule. You will be accountable for the financial performance, contractual obligations, schedule, client relationship, project team and overall successful delivery of your projects.
What You'll Do
As Senior Project Manager, you will provide full-cycle project leadership including:
- Lead projects from preconstruction through construction, turnover and final closeout
- Take ownership of overall project performance, including cost, schedule, quality, scope and client satisfaction
- Develop and manage project budgets, forecasts and financial reporting
- Review project financial health and proactively identify cost and profitability risks
- Lead procurement strategy, tendering, subcontractor selection and award
- Negotiate and administer subcontract agreements and purchase orders
- Manage contracts and ensure contractual obligations are understood and maintained
- Lead change management, including pricing, change orders, change events and owner/subcontractor negotiations
- Develop and maintain project schedules in collaboration with the Site Superintendent and project team
- Identify and manage critical-path and long-lead procurement items
- Lead project start-up, mobilization and execution planning
- Oversee RFIs, submittals, shop drawings and consultant coordination
- Chair owner, consultant and project meetings and ensure commitments are followed through
- Build and maintain strong relationships with clients, consultants, subcontractors and internal stakeholders
- Work closely with Site Superintendents to resolve field issues and maintain project momentum
- Lead and mentor Project Coordinators, Assistant Project Managers and other project team members
- Monitor project risk and proactively address potential scope, schedule, contractual and financial issues
- Ensure project documentation is complete, accurate and maintained through Procore
- Oversee deficiencies, commissioning, turnover documentation, warranties and final closeout
- Ensure projects are delivered in accordance with Traugott's standards, processes and expectations
- Demonstrated commitment to Health & Safety and to promoting a culture where safe work practices, accountability and compliance are part of everyday project delivery.
What We're Looking For
- 8+ years of progressive construction project management experience, preferably within a General Contractor environment
- Demonstrated experience successfully managing projects through the full construction lifecycle
- Strong commercial construction experience with responsibility for significant project budgets
- Proven understanding of construction contracts, drawings, specifications and scopes of work
- Strong knowledge of project financials, forecasting, cost control and profitability
- Demonstrated experience with procurement, tendering and subcontractor management
- Solid change management and contract administration experience
- Experience developing and managing construction schedules
- Strong understanding of construction risk and the ability to identify issues before they impact project delivery
- Experience managing and developing project teams
- Strong client-facing, negotiation and relationship-management skills
- Experience with Procore is strongly preferred
- Excellent leadership, communication and decision-making skills
- Degree or diploma in Construction Management, Engineering,
Architectural Technology or a related discipline is preferred
- PMP, P.Eng. or other relevant professional designation is considered an asset
- Valid driver's licence and ability to travel to GTA project sites as required
