The Building Operator Level 2 will report to the Operations Manager. The primary objective of the Building Operator Level 2 is to ensure that the portfolio of buildings is being maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.ResponsibilitiesRespond to tenant service requests and emergencies in a prompt & efficient manner.Coordinate repairs with pre-approved vendors/contractors as necessary.Monitoring of computerized control systemsOverseeing preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing and life safety systems; Repairing and maintaining climate control and other mechanical systems within a building or portfolio; General maintenance including housekeeping of mechanical rooms, equipment rooms,



maintenance shops.Assist in coordination of Tenant Improvement and Capital ProjectsAssist in the administration of various service contracts such as security, janitorial, and HVAC maintenanceParticipate in routine safety and housekeeping inspectionsFulfill Incident Command duties under the Emergency Response PlanParticipating in corporate occupational health and safety program; Assisting withwaste, recycling and hazardous materials issues; Remaining current and up to date with new industry practices, legislative changes and new technologies; Weekly commitment includes brief report to OM/PM.Conduct Environmental assessments in accordance with Company procedures.Perform daily property inspection, daily log readings of utilities & fire protection equipmentPrepared to be in an all buildings on-call rotation; The Building Operator Level 2 is a mobile role which will involve travel between various properties (company vehicle provided).Experience and QualificationsExperience – Minimum of three years of related building operations/maintenance experienceClear understanding of how to read building drawings for various disciplines (Mechanical, Architectural, Electrical, Structural)Knowledge of Health & Safety procedures and programs (WHMIS, Lockout & Tag out,
