In this role, you’ll lead the on‑site team, coordinate building maintenance and tenant services, and ensure the property is performing at its best. You’ll be the primary point of contact for tenants and contractors, and the go‑to person for ensuring the building runs smoothly,



safely, and efficiently. This is a preferred live‑in position at The Cascades.What You’ll Be DoingTeam Leadership & OversightSupervise the on‑site building team, including the Resident Services Coordinator, technicians, cleaners, and security personnel – setting expectations, supporting development, and ensuring consistent service delivery aligned with Uncommon Care.Provide day‑to‑day direction and coaching to the Resident Services Coordinator to ensure alignment on resident experience standards, move‑in processes, and community engagement initiatives.Foster a positive, accountable, and collaborative team culture rooted in Chard's values.Building Operations & MaintenanceOversee the day‑to‑day operations of the building, ensuring all systems and services are functioning effectively.Conduct regular inspections of common areas, mechanical rooms, and exterior spaces.Coordinate and support preventive and corrective maintenance with internal staff and third‑party contractors.Ensure compliance with all building regulations, safety standards, and company policies.Participate in budgeting and cost control related to building operations, supplies, and maintenance.Maintain accurate operational and maintenance records using property management platforms or other digital tools.Resident Experience & EscalationOversee the resident service request process, ensuring the Resident Services Coordinator and building team are responding with timeliness, professionalism, and care.Act as the senior escalation point for resident concerns or complaints, supporting the Resident Services Coordinator in resolving complex or sensitive matters with empathy, professionalism, and Uncommon Care.Assess the complexity of each issue to determine appropriate next steps, escalating to the Property Manager when needed.Move‑In/Move‑Out & Unit TurnoversOversee move‑in/move‑out processes and unit turnovers, ensuring the Resident Services Coordinator is delivering a seamless, welcoming resident experience.Coordinate with maintenance, cleaning,



and contractor teams to ensure units are inspection‑ready and turned over on schedule.Community Engagement & RepresentationReview and support the planning of resident engagement events coordinated by the Resident Services Coordinator.Act as the main on‑site contact for emergency response and after‑hours issues, including participation in an on‑call rotation.Represent Chard and the building's ownership group in a professional, respectful, and service‑oriented manner.What You’ll Bring5+ years of experience in building operations or property management, with at least 2 years in a supervisory roleRental Property Manager licence (or eligibility to obtain one) through the BCFSA is considered an asset.Solid understanding of mechanical, electrical, and life safety systemsExperience managing staff and third‑party vendors or contractorsExperience using Yardi, Grata or other similar softwareStrong customer service orientation, especially in residential or mixed‑use environmentsBasic computer skills (Microsoft Office, email, reporting tools)Building operator designation or trade certification is an assetValid driver's license and access to reliable transportationWho You AreA confident and capable leader who knows how to manage people and prioritize workDetail‑oriented and organized, with a hands‑on, get‑it‑done mindsetStrong communicator—clear, calm, and professional with tenants, team members, and vendorsProud to keep your building clean, safe, and running efficientlyComfortable balancing technical knowledge with day‑to‑day team supervisionSolutions‑focused and proactive, with a natural sense of ownership over your work and your siteHow We Invest In YouAt Chard, we know that when our people thrive, our communities do too.
