POSITION SUMMARY The ideal candidate will have at least ten years of experience in Construction and Project Management and has worked on multi-million-dollar commercial projects. We are looking for someone who is a team player. Someone who enjoys creative problem-solving as well as mentoring others. This position is permanent full-time.

The Pre-Construction Manager is responsible for overseeing and managing the initial stages throughout the development and pre-construction phases. As an integral part of the project team, you will be responsible for executing all aspects of project management, from estimates, tenders, bidding, and proposals.

ESSENTIAL FUNCTIONS

- Oversight of all facets during the pre-construction process in collaboration with managing the team, such as chairing meetings, project status communication, estimates, tenders, proposals, design developments, and scheduling.
- Leads the turnover of new projects from estimating to project management and field operations.
- Manage financials, risk management, and client relations during the pre-construction to issuing subcontracts.
- Assists with the development of the project budget and verifies the budget to provide best information to measure and track the progress of the work, identifies opportunities and liabilities in the project budget.
- Leads the development of subcontractor work packages and major suppliers for projects as assigned, develops, and confirms work package scopes for the subcontractors.
- Leads design co-ordination for design build projects.
- Works with the project team to develop the project work plan.
- Assists the Project Manager and the Site Superintendents in providing strategic and tactical planning of projects. This involves a complete evaluation of the risks and opportunities the successful tender presents.
- Monitors the progress of jobs ensuring that costs are trending as per budget and that schedules are tracking as they should.




- Participates to identify areas of success and areas of opportunity from the phases of pre-construction.
- Lead, coach, and mentor team to achieve project deliverables, growth strategies, team development and execution of strategic plans.
- Ability to contribute to value engineering and alternatives in proposals.
- Business Development & Lead Generation: Actively networks within the construction industry, attending events, trade shows, and conferences to build relationships with potential clients and trades.
- Identifies and pursues recent business opportunities through strategic networking, leveraging industry connections to expand TKI's market presence.
- Client & Partner Relationship Management: Establish long-term relationships with key clients, stakeholders, and subcontractors, ensuring that TKI is top-of-mind for future projects and collaboration opportunities.

QUALIFICATIONS

- Engineering degree or an equivalent combination of technical training.
- 10+ years in supervisory role such as Project Management or Construction Management.
- Worked on multi-million dollar commercial, institutional, residential, and light civil projects.
- Gold Seal Certification, PMP Designation, or PEng., is an asset.
- Working knowledge of construction documents, estimates, tenders, drawings, specifications, and current construction practices and methodology.
- Familiarity with macOS is an asset.
- Sales knowledge assisting in business development.
- Strong written, verbal and customer service skills.
- Able to communicate clearly and collaborate with multiple project stakeholders and interpret their needs.
- Capable of identifying issues and generating solutions in complex situations.
- Strong organizational and planning skills and the ability to manage multiple priorities.

Pay: $140,000.00-$165,000.00 per year
