About the Company
Middle Ground Housing (“MGH”) is a newly formed purpose-built rental platform focused on the “missing middle” of southern Ontario — large, ground-oriented, class ‘A’ suites for small families, couples, and downsizers. As our portfolio continues to grow, we are seeking an experienced Project Manager with a strong background in wood-frame multi-residential construction to support the successful delivery of our residential developments.

Position Overview The Project Manager will be responsible for leading purpose-built rental projects through all phases of construction, from pre-construction planning and procurement through occupancy and project close-out. The successful candidate will oversee project budgets, schedules, contracts, stakeholder coordination, and field operations to ensure projects are delivered safely, efficiently, and to the highest quality standards. This role requires a proven track record in managing wood-frame residential projects, strong leadership skills, and the ability to effectively coordinate consultants, trade partners, and construction teams throughout the project lifecycle.
Key Responsibilities
Project Management & Delivery
- Lead wood-frame multi-residential and purpose-built rental projects from pre-construction through completion and turnover.
- Plan, organize, direct, and manage all project activities to achieve established scope, schedule, budget, quality, and safety objectives.
- Collaborate with Site Superintendents to develop and maintain detailed construction schedules.
- Identify project risks and implement mitigation strategies.
- Conduct regular site visits, progress reviews, and deficiency inspections.
- Ensure projects are executed in accordance with approved drawings, specifications, and contractual requirements.
- The position will be mainly in-office with construction on-site attendance, as required.
Financial Management
- Assist in the development and management of project budgets.
- Monitor project costs, forecasting, cash flow, and overall financial performance.
- Review and approve invoices,
progress billings, change orders, and project expenditure.
- Prepare monthly project reports outlining schedule, budget, progress, and risk updates.
Tendering & Contract Administration
- Assist with the preparation of tender packages, scopes of work, bid evaluations, and trade contract awards.
- Prepare and administer Letters of Intent, subcontract agreements, purchase orders, and change orders.
- Manage contract administration throughout the project lifecycle.
- Maintain accurate project records and documentation.
Scheduling & Coordination
- Develop and maintain detailed construction schedules using Microsoft Project.
- Coordinate consultants, architects, engineers, municipalities, utility providers, and trade contractors.
- Manage Requests for Information (RFIs), submittals, shop drawing reviews, and construction documentation.
- Utilize company systems to maintain project information and reporting requirements.
Stakeholder Management
- Serve as the primary point of contact for clients, consultants, and key project stakeholders.
- Lead project meetings and communicate project status effectively.
- Build and maintain strong working relationships with all project participants.
- Proactively identify and resolve project issues and conflicts.
Health, Safety & Quality
- Promote and support a strong culture of workplace health and safety on all projects.
- Ensure compliance with the Occupational Health and Safety Act (OHSA) and all applicable regulations and company policies.
- Work closely with Site Superintendents and trade partners to ensure safe work practices are maintained.
- Monitor construction quality and ensure work is completed in accordance with project specifications and design intent.
Leadership
- Provide leadership and direction throughout the project lifecycle.
- Foster collaboration, accountability, and continuous improvement among project stakeholders.
- Contribute to the ongoing growth and success of the construction team.
Qualifications
Required
- Minimum 5–10 years of construction project management experience.
- Demonstrated experience delivering wood frame multi-residential and/or purpose-built rental residential projects.
- Successful completion of at least two full-cycle wood frame residential construction projects.
- Strong understanding of construction management principles and best practices.
- Experience managing multiple projects simultaneously.
- Strong working knowledge of Microsoft Project and Microsoft Office Suite.
- Excellent leadership, communication, negotiation, and organizational skills.
- Strong ability to build relationships and effectively manage consultants, clients, and trade contractors.
Preferred
- Degree or diploma in Construction Management, Engineering, Architecture, Building Technology, or a related field.
- Experience administering construction contracts, including CCDC contract formats.
- Experience with purpose-built rental, multi-family residential, or mixed-use developments.
- Experience with NEWSTAR software is considered an asset. Training will be provided as required.
- Project Management Professional (PMP) designation considered an asset.
