Property Manager Job Requirements

The Property Manager is responsible for managing a portfolio of residential properties in an efficient and effective manner with the highest level of customer service to both residents and co-workers and contractors. Operate within our standards of safety, high quality customer service and productive operations.

Main Responsibilities and Activities

- Self motivated who takes initiative to exceed expectations.
- Organized and time management skills.
- Excellent attention to details and follow up skills
- Adhere to KG Group Property Management standards including legislative requirements, compliance, safety standards and emergency response procedures.
- Conduct pre-inspection and vacate inspection of units, note deficiencies and prepare building reports.
- Conduct weekly maintenance meetings.
- Schedule maintenance work.
- Always maintaining privacy and confidentiality under the requirements of the organization and The Privacy Act.
- Place service calls with contractors. Coordinate contracted work.
- Be a supportive team leader of the Residential Property Management Team. Take initiative to propose improvements of property management processes or procedures.
- Understanding of the Residential Tenancy Act
- Excellent verbal and written communication skills
- Robust computer skills and knowledge with Word, Excel, Outlook, SharePoint and Yardi
- On call for emergencies, such as working overtime, answering phone and or emails afterhours. This is exceptionally important!!
- Mandatory to work the 1 of the month, no matter what day it falls on or if it’s a Stat Holiday. Overtime will be paid.
- Knowledge and understanding of the building systems (HVAC, Fire Protection, Mechanical ect.)
- Review invoices prior to accounting processing if required

Management of Staff:
- Supervise and manage administrative and operational (maintenance) staff at the properties within your portfolio.
- Ensure effective performance management of staff.
- Customer Service Relations:
- Maintain the highest level of customer service in relation to residents.
- Communicate effectively with all residents and other external parties. Ensure that any areas of concern are addressed promptly and thoroughly.
- Direct and manage resident functions in such a matter as to win and maintain the respect and goodwill of all residents.
- Focus on resident retention.
- Assist and ensure all resident complaints are handled promptly and appropriately.

Scope:
- Report to the Regional Property Manager and or Director of Property Management.




- Work in close cooperation with other Residential Property Managers and the Residential Property Accountants.

Qualifications:

Education

- Minimum High School diploma (Grade 12/13).
- Requirements: ability to read and write English fluently, the ability to accurately perform intermediate mathematical functions and the ability to understand and perform our property management software functions.

Experience:
- Required: A minimum of three years of experience in residential property management or a related field.

- Valid driver license.
- Be willing and able to be on call and work irregular hours.

Job Types: Full-time, Permanent Pay: $65,000.00 per year
