Property Supervisor – Lifestyle Enclave
Location: 1367 Pockwock Road, Upper Hammonds Plains, Nova Scotia
Property: Lifestyle Enclave – 102-Unit Residential Apartment Community
Position Type: Full-Time
Reports To: Property Ownership / Property Management
Position Overview
Lifestyle Enclave is seeking a reliable, professional, and hands-on Property Supervisor to oversee the day-to-day operations of our newly developed 102-unit residential apartment community in Upper Hammonds Plains.
The Property Supervisor will be the primary on-site representative responsible for maintaining the building, supporting residents, coordinating maintenance and contractors, overseeing common areas and building systems, and ensuring Lifestyle Enclave remains safe, clean, professional, and well managed.
We are looking for someone who takes ownership of the property, communicates professionally with residents and management, and can identify and resolve issues before they become larger problems.
Key ResponsibilitiesBuilding Operations & Maintenance
- Conduct regular inspections of the building, common areas, parking areas, mechanical rooms, storage areas and surrounding property.
- Identify maintenance concerns and arrange timely repairs.
- Coordinate plumbers, electricians, HVAC technicians, elevator technicians, cleaners and other contractors when required.
- Monitor heating, cooling, plumbing, electrical and other building systems.
- Ensure elevators, doors, lighting, security systems and other common-area equipment are operating properly.
- Maintain a preventative maintenance schedule for building equipment and systems.
- Maintain accurate records of maintenance requests, inspections, repairs and contractor visits.
- Respond promptly to urgent maintenance situations and building emergencies.
Resident Relations
- Serve as the primary in office contact for residents regarding building-related concerns.
- Respond professionally and respectfully to resident questions, complaints and maintenance requests.
- Coordinate move-ins and move-outs.
- Conduct unit inspections when required.
- Ensure residents follow building policies, parking rules, pet policies, garbage procedures and other community guidelines.
- Report significant resident or tenancy concerns to management.
Property Appearance & Cleanliness
- Ensure the property maintains a high standard of cleanliness and presentation.
- Regularly inspect:
- Lobby and entrance areas
- Hallways
- Elevators
- Fitness centre
- Resident common room
- Storage areas
- Parking areas
- Garbage/recycling areas
- Exterior grounds
- Coordinate and supervise cleaning, landscaping and snow-removal contractors.
- Ensure garbage and recycling areas remain organized and properly maintained.
Security & Safety
- Monitor the property's security and surveillance systems.
- Report suspicious activity, property damage or security concerns immediately.
- Ensure entrances, exits, fire doors and emergency access areas remain clear and secure.
- Assist with fire alarm testing, emergency inspections and safety procedures.
- Coordinate with emergency services when necessary.
- Report accidents, incidents and significant building issues to management.
Leasing & Move-In Support
- Assist the leasing and management team when required.
- Help coordinate unit access for prospective tenants, contractors and inspections.
- Confirm apartments and common areas are ready before resident move-ins.
- Complete move-in and move-out inspection reports.
- Coordinate keys, access devices and building access.
- Help residents understand building amenities, parking, storage and building procedures.
Contractor & Vendor Management
- Provide contractors with access to appropriate areas of the property.
- Monitor work being completed in office.
- Confirm work has been completed satisfactorily before reporting completion to management.
- Maintain records of contractor visits, repairs and outstanding deficiencies.
- Obtain management approval before authorizing non-emergency expenses where required.
Administrative Responsibilities
- Maintain organized records of:
- Maintenance requests
- Resident concerns
- Incidents
- Inspections
- Contractor visits
- Building deficiencies
- Keys and access devices
- Provide management with regular property updates.
- Immediately escalate significant maintenance, safety, tenancy or financial concerns.
- Assist management with building inspections and operational reporting.
Qualifications
- Previous experience as a Property Supervisor, Building Superintendent, Resident Manager, Property Manager, Maintenance Coordinator or similar role is preferred.
- Experience working in multi-residential apartment buildings is considered a strong asset.
- Basic knowledge of plumbing, electrical, HVAC and general building maintenance.
- Ability to identify maintenance problems and determine when a licensed professional is required.
- Strong organizational and time-management skills.
- Professional communication and customer-service skills.
- Ability to communicate respectfully with residents, contractors and management.
- Comfortable using email, smartphones and basic property-management or maintenance software.
- Ability to work independently and take responsibility for the condition of the property.
- Valid driver's licence and reliable transportation preferred.

Availability The Property Supervisor will generally work regular daytime hours but must be reasonably available to respond to urgent building-related situations outside normal business hours. Some evening or weekend availability may occasionally be required for emergencies, move-ins, contractor access or other operational requirements.
There is also an option for the successful candidate to become an on-site manager and reside at Lifestyle Enclave, subject to mutually agreed terms and conditions.
