POSITION SUMMARYElite Developments is seeking an experienced Senior Project Manager to lead complex planning applications for residential and commercial development projects. This leadership role focuses on overseeing the full development approval process, from pre-consultation through to building permit issuance, ensuring projects are delivered on time, on budget, and in alignment with municipal, regulatory, and business objectives.Reporting to senior leadership, the Senior Project Manager will manage multidisciplinary consultant teams, navigate municipal approvals, control soft costs and schedules, and maintain strong relationships with all project stakeholders.KEY RESPONSIBILITIESProject LeadershipLead the planning, design, and development process for residential and commercial projects from post-acquisition through to the start of constructionOversee projects through pre-consultation, design development, applications, approvals, and permitting stagesDesign Management and CoordinationOversee the design process with architects, urban designers, and consultantsEnsure design concepts align with zoning, municipal guidelines, project objectives, and market positioningReview architectural drawings, site plans, and consultant deliverables for quality, compliance, and constructabilityGuide design decisions to balance aesthetics, functionality, cost efficiency, and regulatory requirementsCoordinate revisions based on municipal, community, and stakeholder feedbackMunicipal and Regulatory ApprovalsManage all municipal approval processes, including:Official Plan Amendments (OPA)



and Zoning By-law Amendments (ZBA)Draft Plan of Subdivision and Draft Plan of CondominiumSite Plan Approval (SPA) and Committee of Adjustment / Minor Variance applicationsBuilding Permit applicationsSupport HCRA licensing and Tarion registration processesTeam and Consultant ManagementRetain, manage, and oversee architects, engineers, planners, and consultantsLead multidisciplinary project teams and ensure alignment with project goalsFinancial and Schedule OversightMonitor soft cost budgets and project cash flowTrack and manage project schedules, milestones, and deliverablesRisk ManagementIdentify risks affecting project timelines, costs, design quality, and approvalsImplement mitigation strategies to protect project objectivesStakeholder Engagement and ReportingMaintain solid working relationships with municipal staff, community representatives, and internal teamsAddress conflicts or challenges that arise during the project lifecycleProvide regular project status and design progress reports to senior managementMaintain thorough and organized project documentationQUALIFICATIONSRequiredBachelor's degree in Urban Planning, Architecture, Civil Engineering,
