Commercial Construction Sales Manager
Location: Winnipeg, MB / Hybrid with travel across Canada
Company: IRIS Construction Management Inc.
Position: Full-Time
Salary: $70,000–$85,000 per year plus commission
Expected Total Compensation: $120,000–$160,000 based on sales results
About IRIS Construction Management
IRIS Construction Management is a Winnipeg-based general contractor completing commercial construction and tenant-improvement projects across Canada. Our work includes restaurants, QSRs, retail stores, offices, clinics, institutional facilities and First Nations projects.
The Role
IRIS is hiring an experienced Sales Manager to create and operate a structured construction sales process and personally generate new contracts.
This is a direct sales position. The successful candidate will be responsible for identifying prospects, contacting decision-makers, securing meetings, developing opportunities, coordinating proposals and following each qualified lead through to contract award.
The sales program will have two separate directions:
- Franchise Construction Sales
Sell IRIS construction services to:
- Franchise brands
- Franchisees and multi-unit operators
- Restaurant, QSR, retail and service-based concepts
- Corporate construction and real estate departments
- Developers and landlords supporting franchise locations
The objective is to secure individual construction projects, multi-location rollouts and preferred-contractor relationships across Canada.
- General Contracting Sales
Sell IRIS construction services to:
- Commercial property owners
- Developers and landlords
- Property-management companies
- Private businesses planning renovations or current facilities
- Architects, designers and project-management firms
- Indigenous organizations and First Nations
- Organizations issuing construction tenders or requesting contractor qualifications
Key Responsibilities
- Build separate sales flows for franchise construction and general contracting
- Establish a clear process from prospecting through signed contract
- Find and contact new prospective clients every day
- Identify the actual decision-makers responsible for construction projects
- Conduct outbound sales by phone, email, LinkedIn and in-person meetings
- Qualify opportunities based on scope, budget, schedule and probability of award
- Arrange and lead sales meetings
- Present IRIS’s capabilities and relevant project experience
- Secure invitations to bid, negotiated opportunities and contractor prequalifications
- Coordinate estimates and proposals with the IRIS estimating and operations teams
- Maintain consistent follow-up until a decision is received
- Negotiate commercial terms with support from IRIS management
- Maintain a complete and accurate sales pipeline
- Track every prospect, opportunity, proposal and next action in the CRM
- Provide weekly sales forecasts and activity reports
- Meet monthly and annual sales targets
- Convert qualified opportunities into signed construction contracts
First 90 Days The successful candidate will be expected to:
- Review IRIS’s existing contacts, clients and previous proposals
- Create separate franchise and general-contracting sales pipelines
- Build priority prospect lists for both sales directions
- Implement a practical CRM sales process
- Establish weekly prospecting, meeting, proposal and closing targets
- Begin daily direct outreach
- Generate qualified client meetings
- Develop a measurable pipeline of real construction opportunities
- Progress qualified opportunities toward proposals and contracts
Qualifications
- Proven success selling commercial construction services
- Demonstrated ability to generate new clients and close contracts
- Experience with outbound prospecting and direct sales
- Understanding of commercial construction, estimating and contract-award processes
- Existing contacts in construction, franchises, commercial real estate or property development are a strong asset
- Ability to communicate with owners, executives and senior decision-makers
- Strong presentation, negotiation and closing skills
- Consistent and disciplined follow-up
- Experience using a CRM to manage a sales pipeline
- Ability to work independently and remain accountable for measurable results
- Willingness to travel across Canada when required
- Experience with restaurant, QSR, retail or multi-location construction is preferred
Performance Measures Performance will be measured by:
- Qualified client meetings
- New opportunities added to the pipeline
- Invitations to bid and negotiated proposals
- Proposal value and conversion rate
- Signed construction contracts
- Gross profit generated from new sales
- Accuracy of sales forecasting
- Consistent CRM use and follow-up
This is not a marketing, consulting or networking-only position. The Sales Manager must personally prospect, sell, follow up and close new construction work.
