Senior Manager, Property Operations
Full time, Permanent
Edmonton, AB
In-person The Senior Manager Property Operations provides strategic and operational leadership for the organization’s property portfolio. The role is accountable for property performance, resident and tenant experience, financial results, team leadership, risk management, and the consistent delivery of high operating standards.
Key Accountabilities
Portfolio Operations
- Lead day-to-day operations across the portfolio and establish consistent policies, procedures, service standards, and emergency-response practices.
- Monitor property condition, occupancy, tenant satisfaction, operating costs, and service performance; ensure deficiencies are addressed promptly.
- Oversee building systems, preventive maintenance, utilities, security, cleaning, landscaping, waste management, and related property services.
- Ensure compliance with applicable tenancy, health and safety, fire, accessibility, privacy, environmental, and building requirements.
- Maintain inspection, incident, insurance, and compliance records; coordinate claims, investigations, corrective actions, and life-safety testing.
Financial Performance:
- Prepare and manage annual operating and capital budgets, forecasts, and property business plans.
- Review financial results, rent rolls, receivables, expenses, and variances; recommend actions to improve net operating income and cost efficiency.
- Approve invoices and expenditures within delegated authority and provide timely reporting to senior management and ownership.
Leasing and Retention:
- Oversee lease administration, renewals, compliance, turnover, vacancy readiness, and tenant or resident communications.
- Support leasing and revenue objectives by monitoring market conditions, occupancy, expiries, and retention opportunities.
- Resolve escalated concerns professionally and maintain effective relationships with tenants, residents, owners, brokers, and other stakeholders.
Maintenance, Projects, and Vendors:
- Develop preventative plans and oversee repairs, building upgrades, tenant improvements, and major repairs from scope through completion.
- Procure and manage contractors, consultants, and service providers, ensuring competitive pricing, compliant documentation, and acceptable performance.
- Ensure work is completed safely, on schedule, within budget, and to the required quality standard, with accurate property records maintained.
Team and Strategic Leadership:
- Recruit, lead, coach, and evaluate property management staff; establish clear accountabilities, performance objectives, and staffing requirements.
- Advise senior management on portfolio performance, risks, capital needs, market trends, and operational improvement opportunities.
- Support acquisitions, dispositions, due diligence, property transitions, and the implementation of new systems, policies, and management contracts.
Qualifications
- Minimum seven years of progressive property management experience, including leadership of a multi-property portfolio.
- Strong knowledge of building operations, leasing, budgeting, financial reporting, maintenance, capital planning, vendor management, and regulatory compliance.
- Demonstrated experience leading employees, contractors, and major projects in a residential,
commercial, or mixed-use environment.

- Ability to manage multiple properties, priorities, deadlines, and urgent operational matters.
- Proficiency with property management, accounting, reporting, and office software.
Working Conditions
- Regular travel between properties or cities (Edmonton and Calgary) may be required.
- Occasional evening or weekend availability may be required for urgent property or building matters.
- A valid driver’s license and access to reliable transportation may be required.
