We are seeking a detail-oriented Junior Property Accountant who we can train to take ownership of the day-to-day accounting for a portfolio of commercial retail properties. This is a hands-on role for an accountant who is ready to work with a degree of independence — administering tenant billings, interpreting lease clauses to drive accurate recoveries and rent adjustments, and managing receivables and payables across the portfolio. The successful candidate will work closely with the Director of Property Management and property teams, with senior accounting support available to train and mentor.

Key Responsibilities

- CAM recoveries & lease interpretation: interpret lease clauses to determine tenant recovery obligations, and prepare and administer common area maintenance (CAM) and operating cost billings and annual reconciliations
- Rent step-ups: calculate and apply scheduled rent step-ups and other lease-driven rent adjustments, ensuring tenant accounts reflect current lease terms
- TI project accounting: maintain project accounting for tenant improvement (TI) allowances and related costs, tracking budgets, draws, and recoveries
- Tenant billings: prepare and issue monthly tenant billings, including base rent, additional rent, property taxes, and utility recoveries
- AR & collections: manage accounts receivable across the portfolio, monitor tenant arrears, and actively follow up on and collect outstanding balances
- Accounts payable: code, verify, and process vendor invoices and property payables, ensuring proper approvals and accurate cost allocation
- Tax: calculate and assist with the remittance of GST and applicable taxes
- Records & close: maintain accurate tenant and lease records in the property management/accounting system and support month-end close for assigned properties
- Year-end support: provide supporting schedules and documentation for year-end and audit purposes

Qualifications

Education

- diploma or degree in Accounting, Finance, Commerce, or a related field




- enrolment in the CPA Professional Education Program (PEP) is an asset but not required

Experience

- 1–3 years of accounting experience, ideally including accounts receivable/payable and some exposure to real estate or property management
- an ability to read and interpret commercial lease terms (or a strong aptitude and willingness to learn); familiarity with CAM/recovery billing is a solid asset

Skills & Attributes

- solid understanding of basic accounting principles and the full accounting cycle
- proficiency in Microsoft Excel and comfort learning new accounting/property management software (e.g., QuickBooks, Access Database, or similar)
- strong attention to detail and accuracy in data entry and calculations
- good organizational skills and the ability to meet recurring monthly deadlines
- ability to work independently, prioritize a recurring monthly billing cycle, and meet deadlines with minimal supervision
- clear written and verbal communication for professional tenant and vendor correspondence, including collections follow-up
- a collaborative, dependable approach and a willingness to learn
- eligibility to work in Canada

Compensation

The salary range for this position is $53,000 to $63,000 per year, commensurate with experience and qualifications. This role reports to the Director of Property Management. Please submit your resume and a brief cover letter outlining your interest in the role by September 4, 2026.
