JOB SUMMARY

As a member of the Design and Drafting Department, the Senior Draftsperson is accountable for developing, preparing, and maintaining architectural designs and drawings. This role includes completing accurate working drawings on time, preparing plans, creating current models and elevations, and preparing design sketches for clients as needed. The Senior Draftsperson coordinates with roof and floor truss designers and suppliers, adjusts grades based on the plot plan provided, and coordinates with architectural agents on preliminary and architectural approvals and Building Permit submissions.

DUTIES AND RESPONSIBILITIES

Design and Preparation of Working Drawings

· Develop complete architectural drawing packages, including floor plans, foundation plans, elevations, building sections, roof plans, details, schedules, and other drawing requirements for permitting and construction

· Develop new residential models, elevations, and design options in accordance with established product lines, market analysis, and construction requirements

· Maintain and update standard construction details, drafting conventions, drawing notes, and residential design standards

· Operate computer-assisted design software to produce designs and drawings from preliminary concepts, sketches, specification sheets, and other data

· Maintain existing models to comply with new software releases, code changes, and changes to specifications, errors, or omissions

· Prepare layouts in coordination with roof and floor truss designers and suppliers

Drawing Quality and Technical Review

· Perform detailed quality-control reviews of Master Plans, job-specific drawings, and permit packages prior to issuance

· Identify conflicts, missing information, dimensional discrepancies, and constructability concerns before drawings are released to the field

· Review proposed drawing changes for impacts to cost, structural design, building code compliance, architectural requirements, and construction sequencing

· Assist in establishing and maintaining drafting standards, drawing checklists, and quality-control procedures

· Support the investigation and correction of recurring drafting or construction issues and incorporate lessons learned into Master Plans and standard details

· Attend file reviews on all jobs to ensure plans are ready for construction

Communication and Coordination with Departments, Trades, and Suppliers

· Prepare and provide floor plans, blacklines, and information to Sales & Marketing to develop marketing collateral

· Coordinate with floor and roof truss suppliers, plumbing,



HVAC and electrical trades, and affected departments for feedback on design and construction issues, including integration of floor and roof truss, plumbing, electrical, and structural information as required

Building Code Compliance

· Maintain a working knowledge of the current Alberta Building Code and applicable municipal requirements affecting residential construction

· Coordinate with consultants or authorities having jurisdiction where interpretation or clarification is required

· Incorporate permit review comments and required revisions into drawings in a timely manner

Architectural Approval and Building Permits

· Review lot-specific architectural controls, subdivision guidelines, and grading requirements prior to preparing submissions

· Prepare and coordinate architectural approval packages with Developers and Architectural Agents

· Address architectural review comments and revise submissions as required to obtain approval

· Prepare and coordinate building permit drawing packages and supporting documentation

· Submit permit applications and coordinate responses to municipal plan-review comments

· Track outstanding architectural and permit requirements and communicate issues that may affect construction schedules

· Ensure approved architectural and permit revisions are incorporated into the final construction drawings

Modifying Master Plans into Job-Specific Production Drawings

· Modify Master Plans into job-specific production drawings on time, based on the purchase agreement

· Modify framing layouts for job-specific changes

· Interpret information on plot plans regarding lot grading, setbacks, and utility locations

· Communicate and coordinate information with the Sales, Estimating, and Construction departments, and with external consultants and agents

· Coordinate and draft applications for architectural agents and developers, and respond to their requests

Reviewing Purchase Agreements

· Review Purchase Agreements, specifications, schedules, options, and Change Orders to confirm that all drafting-related purchaser selections are accurately incorporated





· Identify design changes that may require pricing and communicate this information to the Estimating Department

Drawing and Document Control

· Maintain accurate electronic drawing files in accordance with company naming, filing, and document-control standards

· Ensure current approved drawings are available to affected departments and that obsolete drawings are appropriately identified and archived

· Maintain revision histories for Master Plans and job-specific drawings

· Maintain standard details, model information, and drafting libraries in an organized and accessible manner

EXPECTATIONS

· Attend meetings as required

· Return calls and emails in a timely manner

· Provide exceptional support to internal and external clients

· Complete additional duties as assigned

DRESS CODE

· Tops: Must provide coverage to the chest, back, and midriff. Suitable examples include blazers, button-ups, collared shirts, ties, and tucked-in shirts

· Bottoms: Clean, non-distressed pants (dress pants, chinos, Dockers, dress shorts, capris, dark denim) are suitable

· Dresses and skirts: Minimum length at or just above the knee is acceptable

· Footwear: Dress shoes (heels and flats), dress boots, and dress sandals are suitable

QUALIFICATIONS

· Architectural Technology Diploma or Architectural Degree preferred

· Minimum of 3–5 years of relevant experience required

· Working experience with REVIT, AutoCAD, and/or ArchiCAD

· Experience designing single-family and/or multi-family projects

· Knowledge of new home construction, including fundamentals of residential wood-frame construction practices, techniques, and conventions

· Knowledge of building codes

· Knowledge of Windows, Microsoft Office, and Adobe Acrobat is an asset

WORKING CONDITIONS

· Overtime and company events may be required from time to time

· Ability to sit and stand for long periods is required

· Arm and finger dexterity required to operate a computer keyboard and other office equipment

· Must be able and willing to lift and carry up to 15 pounds

Pay: $65,000.00-$80,000.00 per year
