Subcontracted Maintenance Technician / Handyman
JDN Property Management Inc. is looking for someone to start immediately.
We are a mid-to-large-sized property management company looking for an experienced subcontracted Maintenance Technician / Handyman or Handywoman to join our maintenance team.
This is ongoing work, not occasional call-out work. Depending on your availability, abilities, and performance, there is the potential for 40+ hours of work per week.
You will work alongside other JDN-contracted maintenance technicians. Work orders are dispatched based on each technician's skills, experience, location, and availability.
What We Are Looking For
We are specifically looking for someone who can handle a wide variety of repairs.
Many of our work orders involve several items at one property. We want someone who can arrive with a repair list, assess what is required, obtain the necessary materials, complete as much of the work as possible, and bring the job through to completion rather than leaving loose ends.
We are not looking for someone who needs to be continually supervised or reminded about assigned work. Our technicians are expected to take ownership of their work orders, communicate when there is an issue, and see assigned repairs through to completion.
Reliability, communication, and accountability are extremely important to us.
How Our Work Is Managed
- Work orders are dispatched electronically by email/text through our property management system.
- Technicians are expected to review their assigned work and communicate promptly if there are questions or delays.
- Before-and-after photos are required for appropriate repairs.
- Clear completion notes must be provided so our office knows exactly what was repaired.
- If something cannot be completed, we expect a clear explanation of what remains outstanding and what is required to finish it.
- Technicians may communicate directly with tenants when coordinating access and must remain professional and respectful while representing JDN.
- Invoices must be submitted for completed work.
- Material receipts and supporting documentation must be provided when materials are being billed back.
Emergency On-Call Rotation
Technicians are required to participate in an approximately two-week emergency on-call rotation.
Higher rates apply to after-hours emergency calls.
Typical emergency work may include:
- Water leaks and flooding
- Sewer backups
- No-heat situations
- Securing doors/windows
- Electrical issues within the technician's qualifications
- Initial emergency response before a plumber or other specialized contractor arrives
- Other urgent property-related situations
After-Hours Call-Out Rates
6:00 p.m. – 9:00 p.m.
- $55 call-out fee, which includes the first hour.
- The full $55 is paid even if the repair only takes 20 minutes.
- $25/hour beginning with the second hour and for consecutive hours.
Rates increase for:
- 9:00 p.m. – 12:00 a.m.
- 12:00 a.m. – 6:00 a.m.
Additional emergency rates will be discussed during the interview.
Depending on the type of work being completed, an efficient technician can complete approximately 7–10 service calls per day, creating the potential to earn approximately $350–$500 per day.
Annual High-Demand Periods
Because of our rental turnover schedule, technicians joining our team must make themselves available during our two busiest periods each year:
April 28 – May 3
August 25 – September 3
These are extremely significant operational periods for JDN, and availability during these dates is a requirement.

Work may include:
- Light plumbing
- Light electrical
- General property maintenance
- Drywall and wall repairs
- Painting and touch-ups
- Door, lock, and hardware repairs
- Fixture replacement
- Caulking and sealing
- Minor carpentry
- Junk removal
- Apartment and house repairs
- Commercial property repairs
- Emergency repairs
- Initial response to floods and sewer backups
- Unit turnover repairs
- Move-in/move-out deficiency repairs
- Troubleshooting maintenance issues
- Completing multi-item repair lists at a single property
We are especially interested in someone who is comfortable doing multiple different types of repairs during the same visit.
Requirements
Applicants must:
- Carry their own commercial/general liability insurance
- Be willing to provide proof of insurance
- Pass a criminal record check
- Have a reliable vehicle
- Have their own tools
- Have a smartphone and be comfortable receiving electronic work orders, photos, messages, and job information
- Be reliable and able to manage their own assigned workload
- Communicate professionally with tenants, JDN staff, and other contractors
- Provide clear invoices for completed work
- Be comfortable working independently
- Have strong troubleshooting and problem-solving abilities
