About Penwick Developments Ltd.

Penwick Developments Ltd. is a privately owned real estate development and property ownership company with roots across Atlantic Canada. With a long-term approach to investment, design, construction, and tenant relationships, Penwick develops, owns, and manages a growing portfolio of residential and commercial properties, including apartment buildings and commercial spaces.

Job Summary

Penwick Developments Ltd. is seeking an experienced Construction Superintendent to lead day-to-day site operations across its growing development portfolio. This is a hands-on leadership role for someone who takes ownership of the job site, anticipates challenges, and keeps people, quality, safety, schedule, and cost aligned from mobilization through occupancy.

Working closely with project management, consultants, trades, suppliers, inspectors, and internal stakeholders, the Superintendent will coordinate field activities and create the conditions for safe, efficient, high-quality execution.

Responsibilities

- Lead and coordinate all day-to-day construction activities on assigned project sites.
- Develop, maintain, and communicate short-term look-ahead schedules; monitor progress against project milestones and escalate risks early.
- Direct and coordinate subcontractors, suppliers, deliveries, equipment, inspections, and site logistics to maintain productive workflow.
- Interpret drawings, specifications, contracts, and consultant instructions; identify conflicts or constructability concerns and support timely resolution.
- Maintain a strong site safety culture and ensure work is completed in accordance with company requirements, applicable legislation, and project-specific safety plans.
- Monitor workmanship and materials, complete regular quality inspections, and ensure deficiencies are documented, assigned, and closed promptly.
- Chair or contribute to site meetings, toolbox talks, trade coordination meetings, and regular project updates.
- Maintain accurate daily logs, site records, photographs, delivery records, inspection documentation,

and other project controls.
- Coordinate municipal and consultant inspections, testing, commissioning, turnover documentation, deficiency work, and occupancy readiness.
- Protect project budgets by minimizing rework, identifying scope gaps, validating field conditions, and communicating potential changes before work proceeds.
- Build respectful, accountable relationships with trades and project partners while holding all parties to clear performance expectations.
- Support project closeout and a smooth transition from construction to property operations and tenant occupancy.

Skills

- At least 5 years of progressive construction experience, including 3 or more years leading site operations as a Superintendent.
- Demonstrated experience delivering multi-unit residential, mixed-use, commercial, or comparable building projects; experience with wood-frame and/or concrete construction is an asset.
- Strong knowledge of construction sequencing, building systems, drawings and specifications, quality control, and site safety practices.
- Working knowledge of applicable building codes, occupational health and safety requirements, and inspection processes in Nova Scotia.
- Proven ability to coordinate multiple trades, manage competing priorities, and make sound field decisions under schedule pressure.
- Clear, professional communication skills and confidence leading meetings, resolving site issues, and documenting decisions.
- Comfort using common project, scheduling, document-management, and Microsoft 365 tools.
- Valid driver's licence and reliable transportation for travel between project sites.
- Relevant construction, engineering, building technology,

or skilled-trade education is an asset; an equivalent combination of education and experience will be considered.
- Current First Aid/CPR, WHMIS, fall protection, and other relevant safety certifications are assets

What Success Looks Like

- The site is organized, safe, productive, and professionally managed.
- Trades understand the plan, upcoming constraints, and what is expected of them.
- Schedule, quality, and cost risks are identified early and addressed before they become larger issues.
- Project records are current, reliable, and helpful to the broader project team.
- Milestones, inspections, turnover, and deficiency closeout are completed with urgency and care.

The Ideal Candidate

You are practical, steady, and solutions-focused. You are visible on site, comfortable having direct conversations, and able to maintain high standards without losing the cooperation of the team. You plan ahead, follow through, and understand that strong construction leadership is equal parts technical knowledge, organization, communication, and accountability.

Why Join Penwick

- Join a privately owned Atlantic Canadian developer with a growing portfolio and a long-term ownership mindset.
- Influence how projects are built—not simply administer someone else's process.
- Work closely with decision-makers in an environment that values practical judgment, responsiveness, and pride in the finished product.
- Take ownership of meaningful projects that will become part of the communities Penwick serves.

Working Conditions

This position is site-based and requires regular walking, standing, climbing stairs or ladders, and movement through active construction environments. The successful candidate must be able to wear required personal protective equipment and work occasional early mornings, evenings, or weekends when project demands require.

Pay: $110,000.00-$130,000.00 per year

Benefits:

- Dental care
- Extended health care
- Paid time off

Work Location: In person
