About us
Build North Construction Inc. is a general contractor and construction management company serving the Sudbury, North Bay, Parry Sound, Manitoulin Island, and Elliot Lake areas.
Established in 1985, we have been helping to build Northeastern Ontario through the construction of key commercial, industrial, municipal, and institutional buildings and facilities.
We are currently looking for an experienced Commercial Construction Estimator to join our team. The successful candidate will be responsible for preparing accurate and competitive estimates for a wide range of commercial, institutional, municipal, and industrial construction projects.
The ideal candidate will have solid knowledge of construction methods, materials, and costs, with excellent analytical and organizational skills. You will work closely with project managers, subcontractors, suppliers, consultants, architects, and clients to develop accurate project pricing and ensure bids are competitive and aligned with project requirements.
The goal will be to prepare accurate, competitive, and profitable estimates while identifying project risks, opportunities, and potential cost savings.
Job Responsibilities
- Review and analyze tender documents, drawings, specifications, addenda, and contract documents to determine project scope and requirements.
- Prepare detailed and accurate estimates for commercial, institutional, municipal, and industrial construction projects.
- Perform detailed quantity takeoffs for materials, labor, equipment, and subcontracted work.
- Review architectural, structural, civil, mechanical, electrical, and industrial drawings and specifications.
- Obtain and analyze quotations from subcontractors, suppliers, and vendors.
- Prepare and issue RFQs to appropriate subcontractors and suppliers.
- Evaluate subcontractor quotations for pricing, scope coverage, exclusions, qualifications, and schedule.
- Develop detailed project budgets, cost breakdowns, bid summaries, and pricing schedules.
- Prepare competitive and profitable bids in accordance with project requirements and company objectives.
- Identify scope gaps, discrepancies, conflicts, constructability concerns, and potential project risks.
- Review project site conditions and assess their potential impact on construction costs.
- Attend pre-bid meetings,
site visits, and project walkthroughs as required.
- Prepare RFIs and clarification requests where tender information is incomplete or unclear.
- Review tender addenda and incorporate revisions into estimates prior to bid submission.
- Estimate costs associated with site development, excavation, foundations, concrete, structural steel, metal building systems, building envelope, interior construction, mechanical, electrical, piping, equipment installation, and other trade scopes.
- Review industrial project requirements and consider factors such as equipment foundations, structural supports, access requirements, shutdowns, tie-ins, site logistics, and specialized construction activities.
- Analyze construction methods, sequencing, manpower requirements, equipment requirements, and material costs.
- Prepare labor, material, equipment, subcontractor, general conditions, and other direct-cost estimates.
- Apply appropriate overhead, contingency, and profit margins to project estimates.
- Assist with value engineering and identify cost-saving opportunities while maintaining project requirements and quality.
- Maintain accurate estimating records, historical cost information, subcontractor databases, and supplier pricing.
- Develop and maintain strong working relationships with subcontractors, suppliers, consultants, and clients.
- Participate in post-bid reviews and assist with estimating analysis and lessons learned.
- Assist Project Managers and, where required, take on direct responsibility for the management and transition of successful projects from estimating to construction. Monitor project execution, scheduling, and costs against the approved bid to ensure projects are delivered within scope, on time, and on budget.
- Provide estimating support during project execution when changes, additional work, or potential change orders require pricing.
- Monitor construction market conditions, material pricing, labor rates, and other factors affecting project costs.
- Ensure estimates are completed accurately and submitted within established tender deadlines.
- Maintain confidentiality of company pricing, bid information, and other commercially sensitive information.
Job Requirements
- Proven experience as a Construction Estimator, preferably within residential, commercial, institutional, municipal, industrial, or ICI construction.
- Strong ability to read and interpret architectural, structural, civil, mechanical, electrical, and industrial drawings and specifications.
- Experience obtaining, reviewing, and negotiating subcontractor and supplier quotations.
- Understanding of construction contracts, scopes of work, specifications, and tender requirements.
- Excellent analytical, mathematical, organizational, and problem-solving skills.
- Strong attention to detail and ability to manage multiple deadlines.
- Excellent communication and negotiation skills.
- Proficiency with Microsoft Excel and Microsoft Office.
- Experience with construction estimating or project management software.
- Engineering, Construction Management, or Civil Engineering Technologist education, or equivalent construction experience, is an asset.
- Familiarity with MS Project and construction scheduling principles is an asset.
- PMP, Gold Seal, or equivalent construction/estimating certification is an asset.
- Valid driver's licence and ability to travel to project sites and pre-bid meetings as required.
- Ability to work independently and as part of a team.

Pay: $60,000.00-$85,000.00 per year
