Cannar Residential & Commercial Real Estate Inc. A Burraqaim Group company, is seeking an experienced, licensed and commercially driven Vice President Commercial to lead seller acquisition, Realtor performance and transaction execution across our business-sales and commercial real estate activities in Canada.
This is a hands-on senior commercial position for an individual who can win listings, lead Realtors, structure transactions and actively drive deals through financing, due diligence, documentation and closing.
We are not looking for a purely administrative manager.
We are looking for someone who understands that generating a lead is only the beginning. The real value is in converting the opportunity, maintaining accountability across the sales team, solving commercial problems and keeping viable transactions moving until they close.
The Role
The Vice President Commercial will provide senior commercial leadership across Cannar's Canada operations and work closely with Canada-based Realtors and Cannar's dedicated back-office team.
The successful candidate will take a particularly active role in four areas:
1. Winning Listings
You will personally conduct important meetings with qualified business owners and commercial property sellers.
You will be expected to:
- Understand the seller's objectives, expectations and transaction requirements.
- Professionally present Cannar’s capabilities and value proposition in Commercial Market.
- Conduct strong listing presentations.
- Handle seller questions and objections.
- Build the relationship and confidence required to win the engagement.
- Convert qualified seller meetings into quality listings and mandates.
Attending seller meetings is not enough. The objective is to win quality business.
2. Leading & Holding Realtors Accountable
You will provide active commercial leadership and performance oversight to Cannar's Canada-based Realtors.
You will:
- Monitor assigned seller, buyer and commercial property leads.
- Ensure Realtors contact qualified prospects promptly.
- Review follow-up activity and pipeline progression.
- Monitor meetings, listings, offers, negotiations and active transactions.
- Conduct regular pipeline reviews.
- Identify delayed or neglected opportunities.
- Intervene where procrastination or weak follow-up is putting business at risk.
- Support Realtors in difficult seller meetings, negotiations and transaction situations.
- Ensure serious opportunities always have a clear next action and responsible owner.
The Vice President is expected to ensure that viable opportunities do not get lost because nobody pushed them forward.
3. Structuring Deals
Commercial transactions often fail even when a willing buyer and seller exist because the transaction has not been structured properly.
You will help:
- Understand buyer equity and financing capacity.
- Understand seller expectations and flexibility.
- Identify commercial gaps between the parties.
- Develop practical transaction structures.
- Address payment timing, deposits, financing, seller financing where appropriate, conditions, working capital, inventory, transition periods and closing timelines.
- Work with lenders, lawyers, accountants and other professionals where specialist advice is required.
- Help buyers and sellers understand a commercially realistic path toward completing the transaction.
4. Driving Due Diligence, Financing & Documentation
Many viable transactions stall during due diligence, financing and document collection.
You will be expected to actively drive these stages.
This includes:
- Identifying due-diligence requirements.
- Coordinating financial and operational document collection.
- Following up on missing information.
- Tracking buyer questions and seller responses.
- Coordinating with financial analysts, accountants and lawyers.
- Monitoring financing readiness.
- Coordinating with lenders and financing professionals.
- Tracking financing conditions and deadlines.
- Monitoring outstanding transaction documents and signatures.
- Identifying bottlenecks early.
- Ensuring reliable transactions remain active and moving.
Your responsibility is not to provide legal, accounting or lending advice, but to manage the commercial process and ensure the appropriate people are moving the transaction forward.
Additional Responsibilities
- Lead business-sale and commercial real estate opportunities across Canada.
- Build relationships with business owners, commercial property owners, investors, developers and referral partners.
- Participate in important buyer and investor meetings.
- Provide senior commercial direction on high-value or complex opportunities.
- Lead or support offers and commercial negotiations.
- Intervene in stalled transactions.
- Develop external broker and Realtor relationships.
- Build professional referral relationships with accountants, lawyers, lenders and other advisors.
- Monitor commercial pipeline quality and conversion.
- Generate independent commercial opportunities in addition to converting Cannar-generated leads.
- Work closely with Cannar's Canada-based and Pakistan-based teams.
- Provide regular commercial, Realtor-performance and transaction updates to senior management.

Candidate Requirements
Mandatory
- Minimum 3–5 years of relevant commercial transaction experience
- Active applicable Canadian real estate licence/registration
- Commercial real estate and/or business brokerage/business-sale experience
- Experience handling seller and buyer meetings
- Experience with listings and commercial transactions
- Experience participating in commercial negotiations
- Understanding of due diligence
- Working knowledge of commercial financing
- Understanding of transaction documentation
- Strong commercial deal-structuring ability
- Strong presentation and seller-meeting capability
- Excellent English communication skills
- Strong leadership and Realtor-management skills
- High level of follow-up and transaction discipline
- Professional executive presence
Strongly Preferred
- Proven record of winning commercial listings or business-sale mandates
- Experience supervising Realtors or commercial sales professionals
- Experience handling business acquisitions and dispositions
- Existing Canadian commercial relationships
- Experience working with commercial lenders
- Understanding of financial statements, EBITDA, cash flow and basic valuation concepts
- Experience coordinating lawyers, accountants, lenders and professional advisors
Compensation
CAD $60,000 Annual Gross Salary
Plus Attractive Deal-Based Performance Compensation Tied to Gross Revenue from Successfully Closed Transactions
The variable compensation structure is designed to provide meaningful upside for robust commercial performance.
Specific deal-compensation percentages and terms will be discussed confidentially with shortlisted candidates.
