Overview
Reporting to the Manager, Finance, the Financial Analyst will be a key member of a finance team that oversees Canadian residential portfolios, responsible for financial management, reporting and accounting for various portfolios owned by Starlight and/or large institutional investors.
As part of the portfolio finance team overseeing a group of real estate investment funds, the role will act as a key business partner to the asset management and investments teams to help provide insightful, timely and accurate financial and operational information to assist with optimizing decisions surrounding the operation of the properties which ultimately allows Starlight to maximize returns for our investors.
The role will have exposure to all levels of management and develop and leverage relationships with all internal stakeholders including asset management, investments, leasing, shared service finance teams including treasury, property accounting (CORE), tax and other business lines as required to successful execute their responsibilities.

Duties and Responsibilities
Investor Reporting and Financial Reporting
- Work collaboratively to assist with the standardization and preparation of quarterly investor reporting materials
- Assist with drafting financial statements, including note disclosure for the particular fund (ASPE or IFRS)
- Assist with other financial or investor reporting requirements as required
Financial Accounting
- Assist with ensuring the accuracy of general ledgers for your fund’s properties and corporate entities, including documentation / backup maintenance for balances, key reporting disclosures and audits
- Oversee certain aspects of the month-end close for certain fund’s and ensure accuracy,
timeliness and completeness
- Calculate certain accruals and other amounts required for corporate records to book journal entries and ensure the integrity of financial ledgers and other financial information
- Manage and assist with audit process for funds, as well as support quarterly/year-end reviews as required
- Manage process improvement projects to streamline accounting processes, as required
Financial Analysis and Business Partnership
- Review and analyze monthly reporting for your funds to understand key variances and document such leveraging technology and available tools
- Effectively summarize financial results for finance leadership and communicate to other teams as required
- Ensure all systems are accurate and complete for your portfolio reporting outputs and partner with other departments to remediate where required (act as data steward to remediate processes that may cause incorrect data outputs)
- Assist with optimization initiatives to turn financial insights into operational action through technology / process improvement and partnering with internal stakeholders, as required
- Assist with other analysis including the review and preparation of certain budget inputs / outputs for properties / fund’s
Transaction support (Acquisitions, Dispositions, Financing, etc.)
- Provide support on financial aspects of property acquisitions, dispositions, and property financing activities, as required.
- Assist with other business transactions to provide financial support, as required.
- Perform acquisition, disposition and refinancing accounting
Cash and Debt Management
- Assist with the management of cash availability,
including review of cash position reporting prepared by the Starlight shared service treasury team and providing input to ensure accurate cash reporting and forecasting
- Assist with the management of the partnership’s debt portfolios, including assisting with debt compliance reporting and covenant calculations
AI and Technology Adoption
- Act as an early adopter and role model for AI and automation within the team, treating these tools as a core part of how work gets done
- Proactively apply approved AI tools to enhance the efficiency and quality of accounting, analysis and reporting workflows, and help turn those gains into repeatable processes
- Identify, test and help implement AI-enabled process improvements, sharing learnings with peers and more junior staff
- Apply strong professional judgment to review and validate AI-assisted output, safeguarding accuracy, data integrity and compliance
Requirements
- 1+ year of accounting / financial reporting experience or audit firm experience, preferably in real estate
- CPA is not required for this role, though candidates who have completed or are in the final stages of their CPA are an asset
- University degree in accounting / finance / business / IT
- Thorough understanding of accounting principles (IFRS, ASPE)
- Moderate Microsoft Excel skills, ERP/Yardi experience an asset but not required
- Knowledge of Power BI and/or Workiva software a strong asset
- Knowledge of AI prompts, array of AI technologies available and systems data structure (inputs/outputs) as well as demonstrated ability to implement AI or technology into process a strong asset.
- Communication Skills: Excellent written and verbal communication skills, with strong inter-personal skills.
- Working Under Pressure / Multi-Tasking / Prioritization: Strong organizational and time-management skills, with the ability to manage multiple priorities in a changing, fast-paced, deadline-driven setting.
- Business Understanding: Detail oriented, self-motivated and resourceful, with demonstrated ability to work independently and as part of a team.
