Salary: Up to $100K (Based on Experience)
Key Responsibilities
- Review, negotiate, draft, and finalize complex retail shopping centre and condominium leases, amendments, estoppels, tenant acknowledgements, notices, and other real estate legal documentation.
- Coordinate the execution of lease agreements and related documents for both landlords and tenants, ensuring compliance with company policies and negotiated terms.
- Prepare and register Notices of Lease, Partial Discharges, Full Discharges, Statutory Declarations, and related documentation across Canada.
- Review, interpret, and summarize lease provisions,
provide practical guidance on legal obligations, and abstract critical lease clauses for tracking and compliance.
- Maintain accurate lease records, electronic and physical files, status logs, bring-forward systems, precedent documents, and tenant allowance tracking.
- Draft legal correspondence and act as the primary liaison with landlords, tenants, external counsel, and internal stakeholders throughout the lease negotiation process.
- Organize workflow, support management with documentation and approvals, and assist with special projects and other Real Estate legal initiatives as required.
Qualifications
- Minimum 5 years of experience in commercial leasing, with a focus on retail shopping centre leasing.
- Minimum 5 years of experience negotiating retail lease agreements.
- Proven ability to manage multiple projects and competing deadlines in a hands-on, fast-paced environment.
- Strong business acumen and sound commercial judgment.
- Advanced proficiency in Microsoft Word, Excel, and Outlook.
- Excellent verbal and written communication skills in English.
- Extensive knowledge of commercial leasing requirements across Canada and applicable real estate law.
- Working knowledge of Teraview.
