Location: Surrey, BC Type: Full-time | Hybrid
Compensation: $80,000 – $90,000 depending on experience

Fraser Park Realty Ltd. is a well-established, mid-sized Property Management firm located in the Guildford area of Surrey.
We are looking for an experienced Commercial Property Manager to deal with the daily operations of a mixed, primarily Commercial Property portfolio.

The Opportunity
As a Commercial Property Manager, you'll take ownership of a portfolio of primarily commercial properties, you will be responsible for the proactive management, oversight, and administration of a portfolio of the Commercial properties. You will deal with the day-to-day operations, maintenance, and administration of the properties, conduct on-site visits as required, and be a presence at the buildings and at meetings managing the day-to-day operations, leading owner and tenant meetings, overseeing finances, and being the trusted point of contact owners rely on. You'll have the autonomy to run your portfolio your way, backed by a supportive team and leadership that has your back.
What You'll Do
● Proactively manage the daily operations, maintenance, and administration of your portfolio
● Build strong, trusted relationships with owners
● Prepare meeting agendas and accurate, timely minutes
● Oversee and present budgets, analyze expenses, review and code invoices
● Manage projects, contracts, and contractors - and respond decisively when emergencies arise
● Conduct on-site visits and maintain a visible, reliable presence at your buildings
● Stay on top of insurance matters and ensure coverage aligns with each property's needs

What You Bring
● Minimum 5 years of strata property management experience (a must)
● Active Rental Property Management license (Strata Management license would be an asset) with a clear understanding of the Real Estate Services Act.
● Strong working knowledge of financial statements, budgeting, and expense analysis
● Positive understanding of strata insurance requirements
● Working knowledge of building mechanical systems
● Confidence managing projects, emergencies, contracts, and contractors
● Strong written and verbal communication skills
● A calm head and a solutions-focused approach
