We're looking for an experienced Commercial Property Manager to lead on-site operations at Edmonton City Centre, one of downtown Edmonton's premier retail destinations, home to a mix of national anchor tenants, retail shops, restaurants, and office space.

About the Role

As Commercial Property Manager for Edmonton City Centre, you'll be responsible for the full-cycle operation of a large-format retail mall — from anchor and in-line tenant relations and lease administration to budgeting, common area management, security and safety oversight, and vendor management. You'll work closely with ownership, leasing, marketing, and construction teams to keep the property performing, well-maintained, and positioned as a leading downtown Edmonton shopping and dining destination.

What You'll Do

- Oversee day-to-day operations of Edmonton City Centre, including retail, food court, restaurant, and office tenancies
- Serve as the primary point of contact for anchor and in-line tenants, addressing concerns and supporting high satisfaction and retention
- Administer commercial and retail leases, including renewals, rent escalations, percentage rent, and compliance with lease terms
- Prepare and manage annual operating budgets, CAM (Common Area Maintenance) reconciliations, and variance reports for a large mixed-use retail property
- Oversee mall common areas, food court, parkade, and public spaces to maintain a high standard of cleanliness, safety, and presentation
- Manage preventive maintenance schedules, capital improvement projects, and emergency repairs across the property
- Solicit, negotiate,



and manage contracts with vendors and service providers (janitorial, landscaping, security, HVAC, snow removal, etc.)
- Oversee on-site security operations and emergency response planning for a high-traffic public retail environment
- Conduct regular property and life-safety inspections to ensure the mall meets safety, quality, and appearance standards
- Coordinate with leasing and marketing teams on tenant mix, mall events, and promotional activities that drive foot traffic
- Coordinate with construction and development teams on tenant improvements, renovations, and capital projects
- Monitor accounts receivable and follow up on delinquent tenant accounts
- Ensure compliance with Alberta commercial tenancy law, the Alberta Fire Code, Alberta Building Code, and Occupational Health and Safety (OHS) requirements
- Prepare monthly and quarterly reporting for ownership and senior leadership

What You Bring

- 5+ years of experience in commercial property management, with prior experience managing a shopping mall, large-format retail, or mixed-use retail property strongly preferred
- Working knowledge of retail lease structures (gross, net, triple net, percentage rent) and CAM reconciliations
- Familiarity with Alberta commercial tenancy law, the Alberta Building Code, Alberta Fire Code, and OHS requirements
- Experience overseeing on-site security, life-safety systems, and emergency response protocols in a high-traffic public environment




- Strong financial acumen, including budgeting, variance analysis, and CAM reconciliation for large properties
- Excellent communication and negotiation skills with anchor tenants, in-line tenants, vendors, and contractors
- Proficiency with property management software (e.g., Yardi, MRI, or similar) and Microsoft Office
- Comfortable working on-site at a busy downtown retail property, including occasional evenings/weekends for events or emergencies
- Real Property Administrator (RPA), Certified Property Manager (CPM), or equivalent designation is an asset
- Post-secondary education in business, real estate, or a related field is an asset
