The Client:

Our client is an established real estate organization with a growing residential rental business.

They are looking to add a senior leader who can help guide the performance of the portfolio, support the property management team and contribute to the continued growth of the residential platform.

This is a residential focused role for someone who enjoys combining strategy, financial oversight and people leadership.

The Position:

The Director, Property Management – Residential will oversee a substantial residential portfolio from a strategic and operational perspective.

The position will work closely with senior leadership and internal teams to assess performance, identify opportunities and ensure the residential business is positioned for continued growth.

The role is based in Vancouver.

Key Responsibilities:

- Set priorities for the residential portfolio and monitor overall performance.
- Identify ways to strengthen revenue, operating results and asset value.
- Guide longer-term planning for individual properties and the portfolio.
- Assess capital requirements, investment opportunities and potential repositioning initiatives.
- Review budgets, financial results and forecasts and provide recommendations where required.
- Support acquisitions, dispositions and other major property decisions.
- Provide senior oversight of property operations and service delivery.
- Assist with the launch and lease-up of new rental communities.
- Oversee major capital work, building improvements and other significant initiatives.
- Work with internal teams on the planning and positioning of future residential projects.
- Maintain strong relationships with ownership, investors and other key stakeholders.
- Lead,



coach and develop the residential property management team.
- Partner with senior leadership on team structure, resources and future business requirements.

The Requirements:

The successful candidate will bring 7+ years of progressive residential real estate experience, ideally combining property operations with broader asset or portfolio responsibility.

Key qualifications include:

- Experience overseeing a meaningful residential rental portfolio.
- Robust financial and analytical capability.
- Experience with budgeting, forecasting and financial reporting.
- Demonstrated ability to improve property or portfolio performance.
- Previous leadership experience within a property management environment.
- Exposure to residential development, lease-up or repositioning initiatives.
- Strong understanding of residential operations and applicable legislation.
- Excellent communication, judgment and relationship-building skills.
- Bachelor's degree in a relevant discipline preferred.
- Valid BCFSA Rental Property Management license.
- Strong knowledge of the Residential Tenancy Act.
- Yardi experience considered an asset.
