Role DescriptionReporting to the Maintenance Manager or Community Manager, the Maintenance Technician will contribute and participate in activities related to preventative and unscheduled maintenance, environmental, health and safety, and other special initiatives, with a goal of providing exceptional resident satisfaction through the delivery of excellent service to all residents. The Maintenance Technician will uphold QuadReal’s mission, vision, and values, serving as a brand and cultural ambassador for residents, co-workers, vendors, and the public.ResponsibilitiesGeneral Maintenance and AdministrationMaintain a thorough knowledge and understanding of all building mechanical systems (e.G., pumps, life safety systems, HVAC, swimming pools, and other property-specific systems)Perform scheduled, preventative, routine and emergency maintenance as directedPerform daily site inspections, interior and exterior, and document all findingsInspect vacant suitesComplete suite make-ready activitiesEnsure all tools and cleaning equipment are maintained and serviced regularlyPerform waste and recycling dutiesResponsible for cleaning duties, including litter pick-up, sweeping, shoveling, pressure washing, or other related tasksEnsure property, grounds and vacant suites are kept clean in accordance with QuadReal standardsCoordinate and supervise trades work (painters, electricians, plumbers, etc.) when necessary, including opening and locking suite doorsEnsure maintenance records, files, and documentation are maintained accurately and timely in accordance with established proceduresMaintain part stock and maintenance supplies,



and complete regular inventories; work with Maintenance Manager/Community Manager to order supplies as necessaryMaintain all logs and safety checksPerform other duties as requiredHealth and SafetyComply with applicable legislation (e.G., Residential Tenancies Act, Labour Relations Act, Fire Code, Occupational Health and Safety Act)Adhere to QuadReal’s Health and Safety policy and ensure knowledge of emergency procedures including fire, flood, and mold remediation for all staffBe familiar with emergency operation of electrical systems, elevator, boiler/chiller, fire panel, life safety systems, mechanical systems, sprinklers and timer systemsEnsure all vendors and contractors comply with Health and Safety policy and report any infractions or hazards to the Maintenance Manager or Community ManagerMonitor and control building access including cylinder lock and electronic systemsExperience and QualificationsTwo years of general related experience preferredHigh school diploma supplemented with post-secondary courses or certificationExperience with Yardi Voyager and Work Order App beneficialFamiliarity with smartphone and tablet technologyAvailability for emergency response and on-call duty as requiredAwareness of occupational health and safety practicesAbility to communicate effectively with co-workers and supervisors, both orally and in writingStrong ability to develop and sustain cooperative working relationships with staff, contractors, the public, and residentsEntry-level skills in Microsoft OfficeAbility to lift at least 25 kilogramsSalary and BenefitsThe expected annualized base salary range for this role is $50,000 – $54,000. QuadReal offers a competitive total rewards package in addition to base pay, which may include a performance-based incentive plan, comprehensive health and dental benefits, pension plan, and paid time off.
