OverviewReporting to the Director of Residential Operations, the Property Manager is responsible for the professional management, administration and leasing for a Centurion portfolio of student housing communities. The Manager ensures that all assets are effectively and efficiently managed to established standards and within established budgets.ResponsibilitiesRelationship Development– Develop and foster positive relationships with internal and external stakeholders. Ensure proactive timely resolution of staff, contractor, vendor, and consultant performance issues.Customer Service– Professionally and courteously handle all resident inquiries, feedback, complaints or concerns. Ensure a high level of resident satisfaction is achieved through consistent attention to the company's vision, mission and values. Promote a strong sense of community.Ongoing Operations– Operate properties consistent with the expectations of the management contract and approved annual budgets. Ensure all policies and procedures are adhered to; motivate and develop site staff, manage performance to standards. Authorize work orders and purchase orders within approved limits, monitor expenditures relative to budgets. Review and approve invoices and leases per established criteria. Oversee rent collection, initiate follow‑up for missing payments and coordinate legal and collection actions. Continually review market rates to optimize revenues. Conduct regular site inspections to identify opportunities and report deficiencies. Schedule and ensure preventative maintenance is completed. Set and monitor performance and quality targets for maintenance.



Ensure compliance with all relevant legislation.Administration and Reporting– Complete required operating and financial reporting including detailed monthly property reports, variance analysis, weekly availability, and traffic reporting. Develop and remit quarterly reforecasts and annual budgets. Assist in capital budgeting and five‑year capital plans. Maintain an orderly office area and file all documentation. Assist with asset management analysis and reporting. Review and approve superintendent expenses.Capital Project Management– Review apartments at turnover and prepare scope of work. Inspect renovated apartments and follow‑up to ensure completion. Assist with annual capital expenditure work and prepare capital notices for approval.Risk Management– Ensure compliance with codes, safety standards and legislation. Resolve municipal and provincial work orders.
