Commercial Mortgage Loan Closer

Toronto, ON | Fully In-Office

$75,000–$90,000 + Bonus & Benefits

This is a hands-on role for someone with solid commercial mortgage closing and funding experience. You’ll be responsible for managing files through the closing process, working closely with borrowers, lawyers, underwriting, origination, accounting, and third-party vendors.

Key Responsibilities:

- Manage commercial mortgage files from commitment through closing and funding.
- Prepare LOIs and commitment letters and ensure all closing conditions are satisfied.
- Coordinate directly with borrowers, legal counsel, title companies, insurers, and other vendors.
- Review due diligence, tenant estoppels, insurance, legal documentation, and AML requirements.
- Keep multiple files moving at once and stay on top of tight closing deadlines.
- Prepare and review final closing statements and ensure all numbers are accurate.
- Coordinate loan funding, wires, and disbursements.
- Manage applicable CMHC/NHA MBS pooling requirements and timelines.
- Complete post-closing reconciliations and follow up on outstanding items.




- Work closely with internal teams to make sure transactions move smoothly from commitment to funding.

What We're Looking For:

- 3+ years of direct commercial mortgage closing and/or funding experience.
- Strong knowledge of CMHC-insured commercial mortgages and pooling cycles.
- Someone who can manage files independently without needing to be closely managed.
- Comfortable handling a high volume of transactions and working against tight deadlines.
- Strong attention to detail and confidence working with numbers and legal documentation.
- Excellent communication skills and the ability to work with borrowers, lawyers, lenders, and internal teams.
- Strong Excel skills and experience with mortgage/loan systems.
