Our work is grounded in transparency, trust, reliability, and fairness — both our clients and within our team.About the RoleAs a Project Manager, you are responsible for the end-to-end delivery of residential construction projects — from early client conversations and design coordination through permitting, construction, and final close-out.You are the central point of coordination between clients, consultants, trade partners, and internal teams. Your role is to ensure projects are well planned, clearly communicated, technically sound, and executed to Stillwaters' quality standards.This role requires strong organizational skills, sound judgment, and the ability to balance client care with practical execution. collaborative team environmentOpportunity to work on high-performance, design-driven residential projectsCore ResponsibilitiesEarly Planning & Pre-ConstructionLead early-stage conversations with clients to align scope, budget, and timelinesCoordinate with architects, designers, engineers, and consultants during design developmentProvide constructability input and help identify risks earlyDevelop preliminary and refined project budgets using Stillwater systemsPrepare and submit building permit applications and respond to regulator inquiriesAdminister client contracts and home warranty documentationClient Communication & CareAct as the primary point of contact for clients throughout the project lifecycleCommunicate clearly and proactively regarding schedule, budget, scope, and decisionsGuide clients through changes, trade-offs, and approvals in a calm, professional mannerEnsure clients feel informed and supported from start to finishBudget Management & Cost ControlRefine budgets as design advances and pricing is confirmedCoordinate pricing with consultants, contractors, and sub-tradesPresent budgets and updates clearly using Stillwater templatesTrack client-initiated changes and issue change orders for approvalReview contractor and sub-trade invoices and monitor cost trendsScheduling & Construction CoordinationDevelop and maintain the master project scheduleCoordinate labour, sub-trades, inspections, and deliveries with the Construction ManagerAnticipate sequencing challenges and adjust schedules proactivelySupport site teams with planning, coordination, and problem-solvingTrade,
Team & Safety CoordinationRetain and coordinate qualified contractors, consultants, and sub-tradesCommunicate expectations around scope, schedule, quality, and safetyWork closely with the Construction Manager to assemble and support site teamsAct as the primary health and safety point of contact for assigned projectsMaterials & ProcurementCoordinate material take-offs with the Construction Manager and Lead CarpenterPlace material orders and track deliveriesEnsure materials align with project needs, schedules, and specificationsQuality Control & Project Close-OutMonitor work quality throughout construction and address deficiencies as they ariseConduct final walk-throughs with clientsCoordinate deficiency resolution and project completionComplete and file home warranty documentation and final inspection paperworkWhat Were Looking For5+ years of project management experience in residential or commercial construction10+ years in the construction industry preferredExperience with custom or high-performance residential projects is an assetStrong understanding of residential construction methods, sequencing, and regulationsRed Seal certification an assetExcellent written and verbal communication skillsStrong organizational skills and attention to detailCalm, professional approach in high-pressure or emotionally charged situationsSolid understanding of site safety and regulatory requirementsProficient with Microsoft Office and project management softwareSelf-motivated, accountable, and solution-orientedOur ValuesStillwater is built on transparency, trust, reliability, and fairness.
