Essential job functions:

- Manage the maintenance and property readiness needs of the property, ensuring buildings, suites, common areas, amenities, grounds, and equipment are maintained to high standards.
- Supervise and provide direction to Assistant Supervisors, Maintenance Technicians, ensuring work is assigned effectively, completed on schedule, and meets company quality and safety standards.
- Conduct Pre-Delivery Inspections (PDIs) of residential units, common areas, amenity spaces, and other areas to verify quality, completeness, and readiness for turnover and occupancy.
- Validate that previously identified deficiencies have been properly corrected and closed, while identifying and documenting additional deficiencies, workmanship concerns, quality issues,



and incomplete work requiring corrective action.
- Record, track, and monitor deficiencies and corrective actions using Autodesk Construction Cloud (ACC) and other applicable systems, ensuring accurate and timely documentation through to completion.
- Participate in Final Sign-Off inspections, assessing the quality and completion of units, floors, common areas, and amenity spaces and determining readiness and acceptance for turnover.
- Coordinate with Development, Construction, Property Management, contractors, consultants, and other stakeholders to support successful occupancy, turnover, and transition plans.
- Monitor and coordinate service requests for in-suite, exterior, and common-area maintenance, ensuring issues are addressed promptly and effectively.
- Oversee suite turnover, vacant-unit repairs, housekeeping, and maintenance activities to ensure residential units are clean, functional, safe, and ready for residents.
- Delegate and oversee routine repairs and maintenance, including plumbing, carpentry, painting, basic electrical work, general repairs, and the safe use and maintenance of tools and equipment.
- Conduct regular inspections of buildings, grounds, facilities, mechanical areas, equipment, and common areas to identify deficiencies, hazards, repair requirements, and preventative maintenance needs.
- Identify and report maintenance, construction, and property issues that may affect budgets, schedules, occupancy, or operations, including life-safety concerns, property damage, vacant-unit repairs, major deficiencies, and common-area requirements.
- Maintain clear and accurate records of inspections, deficiency status, acceptance decisions, service requests, repairs, preventative maintenance, turnover activities, and outstanding issues.
- Ensure the maintenance team complies with applicable legislation, regulations, company policies, and industry standards, including Health and Safety, WHMIS, AODA, and Human Rights requirements.
- Promote a safe working environment by ensuring employees use required personal protective equipment, follow established safety procedures,



and promptly identify and address unsafe practices and conditions.
- Participate in on-call and emergency response procedures as required, ensuring urgent maintenance and property issues are handled promptly and professionally.
- Attend and participate in required training programs provided by Rhapsody and applicable municipal, provincial, and regulatory authorities.
- Maintain and safeguard company tools, equipment, supplies, and resources, ensuring they are used appropriately and kept in good working condition.
- Provide superior customer service and consistently represent the company in a professional, courteous, and respectful manner when dealing with residents, employees, contractors, stakeholders, and the general public.
- Maintain a collaborative and accountable work environment focused on quality, safety, productivity, customer satisfaction, and successful property turnover.
- Remain flexible and available to work shifts from Sunday through Saturday, including on-call coverage, as required to support business and operational needs.

Education and Experience:

- Completion of High School or general education degree (GED).
- Post-Secondary education in related field (BAS, BES) an asset.
- 7+ years of maintenance or related experience.
- 2+ years in a supervisory role.
- Flexibility to work on-call on a rotating schedule (evenings & weekends) is required.
- Proficient with use of basic handheld and electrical tools.
- Knowledge of plumbing, electrical, drywall, carpentry, painting, etc.
- Certification/license from one of the trade professions a definite asset.
- Must be familiar with the community rules and regulations.
- Exposure to multi-residential or other related industry asset class considered an asset.
- WHMIS certified would be an asset.
- Knowledge of mechanical and HVAC systems would be an asset.
