Position Overview

We are a privately held, family-owned real estate company with a diversified portfolio of commercial, residential, industrial, and hospitality properties located in Calgary, Edmonton and Fort McMurray.

We are seeking an exceptionally creative, pro-active, relationship-driven, commercially minded, and strategic Leasing Manager to play a central role in increasing Net Operating Income (NOI), improving asset marketability, and supporting portfolio value creation across our real estate holdings.

The successful candidate will work closely with our Vice President and VP of Leasing to identify opportunities to increase rental revenue, strengthen property positioning, improve market perception, attract high-quality tenants, and contribute directly to increasing the value of assets being prepared for potential sale.

The ideal candidate combines strong interpersonal skills, creative marketing expertise, strategic thinking, and leasing execution. They understand that leasing is not simply about filling space—it is about creating long-term value through the right positioning, building tenant ecosystems, implementing effective marketing strategies, creating and fostering the right tenant relationships, and the right economic outcomes.

We are looking for someone who can uncover opportunities others miss, build exceptional broker and tenant relationships, create excitement around underperforming assets, and bring innovative ideas that translate into measurable financial results.

A key initial objective will be to increase Net Operating Income (NOI) and asset value within several underperforming buildings through strategic leasing, creative marketing, tenant attraction, revenue growth initiatives, and targeted property repositioning.

This role is best suited for a highly ambitious individual who wants to build a reputation as a top-performing real estate professional capable of creating measurable value within a significant real estate portfolio.

We are not seeking someone who is simply looking to manage leasing activity. We are seeking someone who wants to materially impact portfolio performance, increase NOI, influence asset value, and build a proven track record of results while working directly with ownership.

Compensation & Incentive Structure

We offer a highly competitive compensation package designed to attract entrepreneurial professionals who are motivated by strategic impact, measurable results, and accelerated career growth.

Unlike many organizations with rigid annual review cycles, we believe exceptional performance should be recognized quickly.

Base Salary

$50 000 to $75,000 per year

Performance-Based Compensation

Leasing Commission for Direct Tenant Sourcing:

5% of First-Year Incremental NOI Created Through Executed Leases

Commission payable:

- 50% upon lease commencement
- 50% after tenant occupancy for one year(or with a cap and clawback if the tenant defaults in the first 12–24 months)

Example:

A vacant suite generating $0 NOI is leased at terms producing $150,000 in annual NOI.

Commission earned:





$150,000 × 5%

= $7,500

Accelerated Compensation Growth

Formal compensation reviews at:

- 6 months (potential salary increase of 5%–15%)
- 12 months (potential salary increase of 10%–25%)

Key Responsibilities

Revenue Growth & NOI Creation

- Develop and execute leasing strategies designed to maximize Net Operating Income (NOI) across the portfolio.
- Identify and pursue leasing opportunities that increase rental revenue and contribute directly to asset value creation.
- Negotiate lease transactions that maximize long-term economic value while supporting portfolio optimization objectives.
- Collaborate with the VP of Asset Management & Strategic Development to identify and prioritize the highest-value leasing opportunities.
- Continuously evaluate market conditions, rental rates, tenant demand, and competitive positioning to identify opportunities for revenue growth.
- Identify tenant needs, occupancy trends, and market opportunities, and translate those insights into value-added recommendations that improve asset performance and maximize NOI.

Strategic Leasing & Relationship Development

- Build and maintain strong relationships with brokers, tenants, business owners, developers, and industry stakeholders.
- Actively source prospective tenants through creative outreach, networking, referrals, strategic partnerships, and relationship-based business development.
- Create excitement around underperforming assets and uncover leasing opportunities that may not be identified through traditional brokerage channels.
- Maintain a highly visible presence within the commercial real estate community.

Marketing, Positioning & Property Promotion

- Develop innovative marketing strategies that differentiate portfolio assets and increase market awareness.
- Recommend branding, design, amenity, and tenant-experience improvements that support leasing success and increase property value.
- Identify creative opportunities to reposition underperforming assets and improve their appeal to target tenants.
- Coordinate marketing initiatives, campaigns, digital content, broker outreach, and promotional efforts designed to increase leasing velocity and revenue generation.

Property Value Enhancement

- Work closely with the Vice President and Director of Leasing to evaluate renovation, repositioning, and tenant-attraction opportunities.
- Provide market intelligence and leasing insights that support asset improvement decisions.
- Identify opportunities to increase rents, improve tenant quality, and strengthen the long-term competitiveness of portfolio assets.
- Support initiatives designed to maximize asset value in anticipation of potential sale or strategic disposition.

Strategic Collaboration

- Collaborate with ownership, asset management, property management teams, brokers, contractors, and external consultants.




- Translate ownership objectives into leasing and marketing strategies that produce measurable financial results.
- Operate with a high degree of autonomy while maintaining accountability for revenue growth and portfolio performance.

Primary Measures of Success

Success in this role will be measured primarily by:

- Incremental NOI created through executed leases
- Revenue growth achieved through leasing and marketing initiatives
- Contribution to portfolio value creation
- Ability to identify and execute opportunities that improve asset performance and marketability

This role is not focused on activity metrics. Success is measured by measurable financial outcomes and value creation.

Required Qualifications

- 5 –10+ years of progressive experience in commercial leasing, revenue generation, real estate marketing, business development, or portfolio growth initiatives
- Demonstrated success generating measurable revenue growth, increasing NOI, improving asset performance, and creating value through leasing and marketing initiatives
- Strong understanding of commercial leasing, tenant negotiations, market positioning, and property economics
- Demonstrated ability to identify opportunities, build relationships, and execute creative solutions that produce measurable financial results
- Strong financial literacy with the ability to understand rent structures, NOI drivers, valuation concepts, and return-on-investment analysis
- Experience working with sophisticated commercial real estate organizations
- Experience with Yardi or comparable property management software

Preferred Qualifications

- Alberta real estate license or equivalent industry credentials
- Institute of Real Estate Management (CPM), Building Owners and Managers Institute (RPA), Certified Commercial Investment Member (CCIM), MBA, Business, finance, strategy, leadership
- Be licensed through RECA
- Experience with office, industrial, hospitality, and mixed-use properties
- Familiarity with Calgary and Western Canadian markets
