SUMMARY OF THE ROLE
Reporting to the VP of Tenant Services, the Building Operator is responsible for the safe, efficient, and reliable operation, maintenance, and performance of all building systems and infrastructure. This position ensures the property remains safe, comfortable, and fully operational while maximizing equipment life expectancy, minimizing downtime, and maintaining regulatory compliance.
The Building Operator will oversee mechanical, electrical, plumbing, life safety, security, HVAC, building automation, and structural systems while coordinating preventative maintenance programs, contractors, inspections, and emergency response activities.
KEY RESPONSIBILITIES
- Building Operations & Preventative Maintenance
- Complete daily building inspections, monitor system performance, and maintain accurate operational logs and walkthrough reports.
- Operate and maintain HVAC, boiler, plumbing, water treatment, electrical, emergency power, ventilation, and Building Automation Systems.
- Complete scheduled preventative and corrective maintenance, troubleshoot equipment issues, and coordinate specialized repairs.
- Use Yardi or equivalent software to create, prioritize, track, and close work orders within established service levels.
- Maintain clean, secure, and organized mechanical rooms, service areas, tools, and equipment.
- Maintain a safe working environment and comply with applicable occupational health and safety, fire code, ABSA, and regulatory requirements.
- Administer PPE, Lockout/Tagout, hot work permit, WHMIS, and safe work procedures.
- Maintain required inspection, testing, compliance, and safety documentation and participate in emergency preparedness activities.
Fire, Life Safety & Emergency Systems
- Inspect and monitor fire alarm, fire suppression, emergency communication, emergency lighting, and generator systems.
- Coordinate required inspections, fire pump and generator testing, fire drills, fire watch procedures, and deficiency repairs.
- Maintain fire safety logbooks and support emergency responders during incidents.
Building, Suite & Exterior Maintenance
- Inspect and maintain the building envelope, roof, doors, windows, finishes, grounds, sidewalks, entrances, and parking areas.
- Complete minor repairs and coordinate landscaping, irrigation, snow removal, roof anchor certification, and other exterior services.
- Conduct suite and turnover inspections, complete routine repairs and preventative maintenance, and prepare vacant suites for occupancy.
Security, Access Control & Elevators
- Maintain access control, CCTV, security equipment, emergency plans, evacuation routes, and building access credentials.
- Coordinate elevator preventative maintenance, inspections, repairs, records, and access requirements.
- Track security and elevator deficiencies through completion.
Contractor & Vendor Management
- Coordinate and supervise contractors and service providers, verify work quality, and maintain service documentation.
- Manage service agreements as directed and maintain a qualified preferred contractor list.
- Coordinate work to minimize disruption to tenants and building operations.
Inventory & Asset Management
- Maintain inventories of tools, equipment, critical spare parts, and maintenance materials.
- Establish inventory controls and ensure emergency repair materials remain available.
- Record utility meter readings and identify energy, water, equipment, and operational efficiency opportunities.
- Provide practical input on repairs, equipment replacement, operating budgets, and capital planning as requested.
Tenant Service & Emergency Response
- Maintain safe and comfortable conditions for tenants and visitors and respond promptly to service requests.
- Participate in scheduled after-hours and emergency response coverage.
- Communicate professionally with tenants, contractors, management, and emergency personnel.
QUALIFICATIONS
Education & Certifications
- 4th or 5th Class Power Engineering Certificate preferred.
- ABSA certification considered an asset.
- WHMIS Certification required.
- First Aid Certification considered an asset.
- Building Operator certification considered an asset.
- Valid Class 5 Driver’s License.
- Valid Police Information Check
Experience
- Minimum 5 years of experience operating residential, commercial, or mixed-use buildings.
- Experience with HVAC, BAS, electrical, plumbing, life safety, and mechanical systems.
- Experience coordinating contractors and preventative maintenance programs.
Skills
- Strong troubleshooting and problem-solving abilities.
- Excellent communication and organizational skills.
- Solid knowledge of building systems and preventative maintenance practices.
- Ability to work independently and manage multiple priorities.
- Proficiency with BAS systems, Yardi, and Microsoft Office.
PERFORMANCE METRICS (KPIs)
- Complete all preventative maintenance activities on schedule.
- Maintain fewer than 10 outstanding work orders beyond established service levels.
- Respond to emergency calls within established response times.
- Achieve full compliance with all life safety, ABSA, fire code, and regulatory requirements.
- Maintain accurate inspection, maintenance, and compliance records.
- Minimize equipment downtime through proactive maintenance.
- Ensure resident and tenant comfort, safety, and satisfaction.
- Maintain the building to the highest operational and presentation standards.

Hours over and above normal office hours will occur, including evenings, holidays, and some weekends. Schedule is subject to change based on business needs.
