About the Role
Venor is proud to partner with Killam Apartment REIT in their search for a Maintenance Manager to join their team in Moncton, Recent Brunswick. Killam Apartment REIT, based in Halifax, Nova Scotia, is one of Canada’s largest residential real estate investment trusts, owning, operating, and developing a $5.5 billion portfolio of apartments and manufactured home communities. What You’ll Be Doing
- Lead, supervise, mentor, and coordinate a team of maintenance technicians and tradespeople.
- Conduct technical inspections of turnover units and determine the scope of required mechanical, structural, and general building work.
- Prioritize and coordinate maintenance activities to ensure work is completed safely, efficiently, and cost-effectively.
- Partner closely with Property Managers to support the day-to-day maintenance and operational needs of the portfolio.
- Oversee the work order program, ensuring requests are prioritized, assigned, tracked, and completed effectively.
- Promote a culture of preventative maintenance, accountability, and continuous improvement.
- Oversee the operation, maintenance, troubleshooting, and repair of building mechanical systems, including HVAC systems; Boilers and hydronic heating systems; Domestic hot water systems; Pumps, motors, and ventilation systems; and Building automation, electrical, and energy management systems (EMS/BAS).
- Ensure the effective operation and maintenance of electrical systems, fire protection systems, elevators, and life safety equipment.
- Oversee seasonal equipment and systems,
including snow and ice management equipment, landscaping equipment, irrigation systems, and swimming pools.
- Support preventative maintenance programs to maximize equipment reliability, building performance, and asset life.
- Review technical drawings, schematics, equipment manuals, and other documentation as required.
- Collaborate with Project Management teams on capital upgrades, renovations, retrofits, and other building improvement projects.
- Assist with the development and management of maintenance and capital budgets.
- Source, review, and evaluate contractor quotes, scopes of work, and technical proposals.
- Coordinate contractors and trades to ensure work is completed according to scope, schedule, budget, and safety requirements.
- Identify opportunities to improve building efficiency, reliability, and operating costs.
- Ensure maintenance activities comply with applicable Occupational Health & Safety legislation, building codes, and regulatory requirements, including TSSA and ESA requirements where applicable.
- Promote safe work practices and ensure technicians and contractors follow established health and safety procedures.
- Maintain accurate records related to inspections, repairs, preventative maintenance, equipment performance, and compliance.
- Support a proactive approach to identifying and addressing potential safety and maintenance risks.
What We’re Looking For
- 5+ years of experience in a similar technical leadership, maintenance, facilities, or building operations role, including experience managing direct reports.
- Strong knowledge of building mechanical systems, preventative maintenance programs, and applicable building codes and standards.
- Hands-on experience with HVAC, plumbing, electrical systems, boilers, controls, general construction, and building repairs.
- Experience overseeing contractors, maintenance projects, and building improvement initiatives.
- Technical certification such as 4th or 5th Class Power Engineer, HVAC Technician, or Building Operator Certification is considered a strong asset.
- Ability to read and interpret technical drawings, schematics, equipment manuals, and related documentation.
- Strong problem-solving and troubleshooting skills with a practical, hands‑on approach.
- Proficiency with Microsoft Office; experience with Yardi is considered an asset.
- Valid driver’s licence and access to a reliable vehicle.
- Excellent communication, organizational, leadership, and time-management skills.
- Ability to respond to building emergencies outside regular working hours when required.
Compensation: $85,000 - $100,000
