Job Summary
Northstar Property Management is seeking a reliable, hands-on On-Site Building Superintendent for a multi-family residential building in Sault Ste. Marie, Ontario.
This is a live-in position that combines day-to-day building oversight, tenant support, property care and minor maintenance. We are looking for someone who takes pride in maintaining a clean, safe and well-run property and who is comfortable completing basic repairs and responding to building issues as they arise.
Compensation The compensation package includes:
- $1,600 per month rent credit toward a two-bedroom apartment located at the property.
- $25–$30 per hour for additional maintenance or renovation work outside the normal superintendent responsibilities, when approved in advance by Northstar Property Management.
Additional paid maintenance work may include apartment turnover painting, flooring installation, drywall repairs, door and hardware repairs, fixture replacement and other approved renovation or maintenance projects. Regular Superintendent Responsibilities The successful candidate will be responsible for:
- Conducting regular interior and exterior property inspections and promptly reporting maintenance concerns, hazards or damage.
- Monitoring the overall condition, cleanliness, appearance and safety of the building, common areas, entrances and grounds.
- Managing garbage and recycling.
- Snow blowing and shovelling walkways and entrances and applying salt or sand as required.
- Monitoring the property for icy or unsafe winter conditions.
- Grass cutting, trimming and basic landscaping.
- Completing monthly fire inspections and required logs.
- Performing routine building inspections and basic preventative maintenance.
- Assisting with minor day-to-day repairs.
- Delivering tenant notices and providing basic assistance to tenants when required.
- Reporting tenant, maintenance and property concerns to Northstar Property Management.
- Providing reasonable after-hours response to building emergencies, including water leaks, loss of heat, alarm events and other urgent situations.
- Providing contractors with access to the property and assisting with basic contractor coordination.
- Inspecting and monitoring vacant apartments.
- Helping ensure the property remains clean, secure and well maintained at all times.
Additional Maintenance & Renovation Work We are particularly interested in finding someone who is mechanically inclined and capable of completing hands-on maintenance and renovation work.
Depending on the successful candidate's skills and experience, additional paid work may include:
- Apartment turnover painting
- Flooring removal and installation
- Drywall repairs and patching
- Door, lock and hardware repairs
- Fixture installation and replacement
- Minor carpentry and general repairs
- Other approved maintenance or renovation projects
This additional work will be paid at $25–$30 per hour,
depending on experience and the nature of the work, and must be approved by Northstar Property Management before beginning. Detailed time records will be required. What We're Looking For The ideal candidate will be:
- Dependable, responsible and able to work independently.
- Comfortable dealing professionally with tenants.
- Hands-on and mechanically inclined.
- Experienced with general building maintenance and minor repairs.
- Able to identify problems and communicate them before they become larger issues.
- Organized and capable of completing inspection and maintenance records.
- Available to provide reasonable after-hours assistance for building emergencies.
- Physically capable of completing snow removal, lawn maintenance and routine property-care duties.
- Someone who takes pride in the appearance and condition of the property they live in and manage.
Previous experience as a building superintendent, property caretaker, maintenance technician, handyman or in residential construction/renovation would be considered an asset. Pay: $24.00-$30.00 per hour
