This is a senior leadership position for an experienced property management professional who can bring structure, accountability, and direction to a growing team and portfolio. The successful candidate will take ownership of portfolio performance, effectively manage people and resources, and implement processes that increase productivity, reduce costs, improve operational efficiency, maximize occupancy and tenant retention, and maintain a high-quality portfolio.

Key Responsibilities

- Lead and develop the property management team, including Building Managers and Maintenance Technicians, by establishing clear expectations, accountability, priorities, and performance standards.
- Drive strong portfolio performance across residential and commercial properties, including leasing, tenant relations, arrears, applications, lease administration, and tenancy matters.
- Implement systems and processes that improve productivity, efficiency, consistency, and accountability across the property management operation.
- Maximize occupancy and tenant retention through effective leasing strategies, proactive tenant management, and responsive service.
- Protect and enhance the value of the portfolio through proactive inspections, preventative maintenance, capital planning, and effective management of buildings, equipment, and physical assets.
- Optimize contractor and service-provider performance through effective procurement, competitive pricing, clear scopes of work, and ongoing accountability.
- Improve financial performance and control costs through effective budget management, expense oversight, recoveries, and identification of cost-saving opportunities.
- Improve reporting, systems, and data accuracy through effective use of Yardi and other property management systems, providing management with clear information to support decision-making.
- Identify and implement opportunities to improve resource allocation and operational performance, with a focus on measurable results across the portfolio.
- Provide senior management with clear reporting,



analysis, and recommendations on portfolio performance, risks, opportunities, and team effectiveness.
- Participate in on-call responsibilities for urgent property matters and emergencies.

Qualifications

- 5+ years of progressive residential property management experience.
- 3+ years of leadership experience with direct reports.
- Proven experience managing people, physical assets, contractors, budgets, and competing priorities.
- Robust knowledge of the Nova Scotia Residential Tenancies Act and applicable tenancy processes.
- Excellent leadership, communication, organization, problem-solving, negotiation, and conflict-resolution skills.
- Robust proficiency with property management software and Microsoft Office.
- Valid driver's licence and reliable vehicle.

Assets

- Commercial property management experience.
- Yardi Breeze proficiency.
- Post-secondary education in business, real estate, accounting, or a related field.
