Role SummaryPure Industrial is seeking an Associate to join their Debt Capital Markets team. As a key member, you will assist in underwriting, structuring, and executing various debt financing solutions to support investments, acquisitions, and ongoing debt portfolio strategies. You will collaborate with internal and external stakeholders—including lenders, sponsors, and other corporate teams—to drive analytical rigor and process efficiency.Core ResponsibilitiesAssist in origination of a large volume of bank balance sheet, CMBS, and other loans associated with Pure Industrial’s acquisitions, dispositions, development, and refinancing activities.Underwrite lending transactions, perform detailed financial modeling and analysis to evaluate financing, including cash flow projections, cost estimation, scenario analyses, covenant stress testing, and valuation sensitivities.Prepare marketing materials, conduct due diligence, and coordinate documentation; assist with lender and/or investor due diligence on new financings, collaborating with multiple Pure Industrial teams and outside counsel.Help produce Pure Industrial management/BX debt reporting packages.Act as a resource person and coordinate transaction activities with internal and external stakeholders; collaborate with investments, operations, construction, and development teams to draft marketing materials, manage loan covenants, and submit loan draw requests.Monitor capital market conditions—interest rates, spreads, bond market trends—to identify and recommend optimal financing strategies.Qualifications And ExperienceBachelor’s degree in finance, economics, business, real estate, or a related field; advanced degree or relevant certification (MBA, CFA) a plus.2–4 years of experience in real estate finance, investment banking, debt capital markets, or related roles.Strong understanding of various debt instruments—including mortgages,
revolving credit facilities, CMBS, bonds, and syndicated loans.Proficiency in financial modeling, data analysis, and credit underwriting.Familiarity with real estate industry metrics, valuation methods, and deal structures.Competence in Microsoft Office Suite (Excel, PowerPoint) and relevant financial software.Strong analytical mindset with proven interest in commercial real estate finance.Key Skills And CompetenciesAnalytical Problem-Solving: Ability to dissect complex financial structures and provide clear, data-driven recommendations.Detail Orientation: Meticulous diligence in financial modeling and documentation review.Communication & Presentation: Strong written and verbal communication skills; articulate complex concepts to both technical and non-technical audiences.Collaboration & Stakeholder Management: Track record of building positive relationships across diverse groups.Initiative & Adaptability: Proactive mindset; comfortable in quick-paced environments with shifting priorities.Purposeful: Ability to balance multiple assignments under tight deadlines without compromising quality.Our people are what makes us different. The range displayed on this job posting reflects the minimum and maximum target for new hire salaries for the position across all Canada locations.
