Live to BuildConstruction Project Manager$110,000 to $130,000 CAD per year + bonusLocation:Toronto, ON (Greater Toronto Area)Live to Build is growing, and we're looking for a Construction Project Manager who wants to own their projects, build lasting client relationships, and be part of a team that takes real pride in the craft of construction.You will help lead projects from pre-construction through closeout, bringing clarity to budgets, documentation, communication, and execution at every step. The central focus of this role is to create an exceptional client experience through professional and consistent communication, excellent attention to detail, and ensuring projects stay organized and well-managed from start to finish.Live To Build is a Toronto-based construction company specializing in thoughtful renovations and custom homes, with particular expertise in restoring century-old properties.Our Core ValuesWe do what we say : by keeping our word and following throughWe think like a client : by listening, supporting, and building confidenceWe own the outcome : by taking responsibility and finding solutionsWe work with purpose : showing care and pride in every detailWe build it right : never cutting corners and ensuring qualityPre-ConstructionAssist with building clear, detailed estimates, scopes of work, and proposals that clients understand and trustReview trade bid packages, leveling sheets, scope comparisons, and procurement plansIdentify scope gaps, risk items, and coordination issues early before they become site or budget problemsHelp ensure selections, drawings, and consultant information are organized well enough to support clean executionProject Execution (Start to Finish)Lead project management from kickoff through closeout, including planning, sequencing, inspections, quality control, and coordination with the Site SupervisorMaintain current budgets, commitments, cost to complete forecasts, and financial reporting across active projectsTrack client decisions, RFIs, site issues,



and scope changes with strong documentation and follow-throughPrepare pricing for additional work or scope changes during construction, and convert approved pricing into transparent change orders before extra work proceedsCoordinate designers, architects, engineers, trades, and suppliers to keep projects moving efficientlyWalk active sites confidently, spot issues early, work closely with the Site Super and trades, and elevate risks with solutions before they become bigger project or client issuesClient & Partner Leadership (High Touch)Be the primary point of contact: calm, clear, professional, and confident with clients, trades, and professional partnersLead regular weekly client meetings with strong preparation, documented follow-up, and clear next stepsMaintain weekly visibility on budget, commitments, pending costs, and forecast to complete across active projects.Help clients make informed decisions by clearly communicating cost, schedule, and scope impactsAddress concerns early, reduce friction, and bring structure to complex conversationsCloseoutLead punch list completion, deficiencies, and final client walkthroughsEnsure project files, closeout documents, and outstanding decisions are fully organized and completeOwn warranty follow-up with urgency, professionalism, and strong record-keepingEnsure the project finishes with a high standard of care, clarity, and accountabilityWho Thrives HereYou bring an owner's mindset to the role. You are strong with budgets, documentation, and follow-through, and you also have the presence to lead meetings, solve problems, and keep projects moving.Qualifications5+ years of residential construction project management experience, ideally in custom homes, major renovations, or additions in the GTAProven ability to manage budgets, forecast costs to complete, and maintain disciplined change-order controlStrong plan reading, scope review, trade coordination, takeoff, and procurement skillsStrong client-facing communication skills with the judgment to handle difficult conversations calmly and professionallyHighly organized and detail-oriented, with reports, documentation, and project tracking systemsProficiency with Microsoft Office; experience with estimating/PM tools is an asset (Planswift, Fieldwire, Bluebeam, Buildwise or similar)Valid Ontario Class G driver's licence and ability to travel to GTA job sitesField fluency and practical construction knowledge are assetsCompensation & BenefitsBase salary of $110,000 to $130,000 CAD per year (DOE) at 40-50 hours per week.Pay is given at an hourly rate of $50-60 CAD per hour at 40-50 hours per weekMileage or vehicle allowanceCompany phone allowancePaid vacation & stat holidays (meets Ontario ESA)Professional development support and future leadership growth opportunitiesFull-time weekday schedule, with flexibility based on project needsHow to ApplyIf you want a role where you can help bring clarity, structure, and leadership to complex custom residential projects, we'd love to hear from you.
