About the Position The Property Manager is responsible for overseeing the day-to-day operations, financial performance and overall management of their portfolio. This role ensures high standards of resident satisfaction, occupancy, maintenance and regulatory compliance while leading on-site staff and coordinating property operations. The Property Manager works collaboratively with internal teams, vendors and residents to maintain a safe, efficient and well-managed communities while supporting the organization’s operational and financial objectives.

Key Responsibilities Management

Oversee the day-to-day operations of an 800-unit residential portfolio, ensuring efficient property performance and high service standards

Lead and support on-site staff including leasing, maintenance, and administrative team members

Coordinate staffing schedules and departmental operations to maintain service excellence and operational efficiency

Assist with recruitment, onboarding, performance management and workforce planning for on-site team members

Prepare operational reports and ensure compliance with all applicable legislation including but not limited to: Ontario Residential Tenancies Act, Labour Relations, Fire Code and Occupational Health & Safety regulations.

Operations

Oversee the daily operations of assigned residential properties in accordance with company standards and contractual requirements.





Monitor occupancy levels and work closely with leasing teams to support leasing strategies and minimize vacancy

Oversee rent collections, arrears management, and ensure timely follow-up on outstanding balances

Manage tenant relations, including addressing escalated issues and ensuring a high level of resident satisfaction

Coordinate building services including cleaning, waste management, snow removal and preventative maintenance

Coordinate and oversee vendor relationships, service contracts, and site-level procurement

Conduct regular property inspections and oversee corrective actions to ensure properties are maintained to company standards.

Support capital projects and building upgrades in coordination with internal teams

Maintain accurate records and reporting related to property operations

Prepare and manage annual operating budgets and monitor financial performance against targets

Review financial reports, including variance analysis, and implement strategies to improve performance

Customer Service

Maintain professional communication with internal teams, residents and vendors

Promote high standard of customer service and resident satisfaction across all properties

Support company initiatives and perform all additional duties as assigned.

Qualifications

2+ years of experience in residential property management

Strong understanding of the Ontario’s Residential Tenancies Act, LTB process, regulatory compliance and property management best practices

Proven ability to lead and manage on-site teams

Solid financial acumen with experience managing budgets and reviewing financial reports

Excellent communication and conflict resolution skills

Highly organized with the ability to manage multiple priorities across a large portfolio

Proficiency with property management software systems
