Job Summary:
The Maintenance technician is responsible for the overall upkeep and functionality of the property, ensuring a clean, safe, and well-maintained environment. This role involves performing routine inspections, minor repairs, groundskeeping, and general maintenance tasks. The ideal candidate will possess a proactive approach to maintenance, excellent problem-solving skills, the ability to communicate effectively, and the ability to manage time effectively while maintaining a high standard of service for the properties.
Key Responsibilities:
- Perform routine and preventative maintenance
- Troubleshoot and perform minor repairs (plumbing, electrical, HVAC, carpentry, drywall, painting, flooring)
- Conduct regular inspections of building, common areas, mechanical rooms and exterior areas
- Ensure safety and security systems (fire alarms, emergency exits, lighting) are operational.
- Ensure building systems (HVAC, Boilers, Chillers, etc.) are operational.
- Identify maintenance issues and potential problems before they become major repairs
- Maintain grounds, including snow removal, mowing, trimming, raking, weed control and debris removal
- Respond to urgent maintenance issues and building emergencies when required
- Maintain a professional and courteous relationship with tenants, contractors and management
Qualifications:
- High school diploma or equivalent
- Power Engineering, Building Operator or Facilities Management training is preferred
- Certification in a relevant trade (e.g., HVAC, electrical, plumbing) is considered an asset
- Minimum 2 years of maintenance experience
- Basic knowledge of plumbing, electrical systems, carpentry, and general repair skills
- Hands-on experience with HVAC, boilers, fire safety, sprinkler systems, alarms,
and building automation systems
- Experience using hand and electrical tools
- Strong problem-solving skills and attention to detail
- Exceptional customer service and communication skills in English
- Ability to work independently or as part of a team and to manage time effectively
- Physical stamina to lift heavy objects and perform tasks involving standing and bending
- Experience dealing with sub-contractors and tradespeople
- Ability to use mobile devices and software for work orders and building automation systems
- Ability to work in a fast-paced environment and prioritize tasks
- Ability to participate in a rotating on-call schedule, including evenings, weekends, holidays, and outside regular business hours
- Valid Class 5 driver’s license and reliable transportation
Working Conditions:
- Exposure to various weather conditions and potentially hazardous materials.
- Occasional evening or weekend work when required.
- Working at heights.
- In town driving.
Additional Responsibilities:
- Follow policies, procedures, and service standards.
- Respond efficiently to work orders and calls/messages.
- Complete preventative maintenance/work orders as scheduled.
- Respond to emergency/fire alarm/loss of power calls.
- Adhere to vehicle handling and safety policies while driving company vehicles.
- Other duties as assigned.
