Job Summary
We are seeking a skilled and safety-conscious Building Operator to oversee the mechanical, electrical, and HVAC operations of a premium commercial high-rise property. In this role, you will ensure optimal building efficiency, maintain and repair building related items, and deliver exceptional service to our commercial tenants.
Core Responsibilities
- Plant Operations: Operate, monitor, and maintain central plant equipment, including low-pressure steam/hot water heat exchangers, chillers, cooling towers, and air handling units.
- Building Repairs – Complete general plumbing, electrical, and mechanical repairs – Some examples: motor replacements, filter changes, belt replacements, valve replacement, drain lines, toilet and urinal repairs, door hardware. This is a hands on role.
- Building Automation: Utilize Building Automation Systems (BAS) / Direct Digital Control (DDC) to optimize energy consumption and tenant comfort.
- Preventative Maintenance: Execute scheduled PM programs for all mechanical, electrical, plumbing, and life-safety systems.
- Tenant Relations: Respond promptly to tenant comfort requests, service calls, and facility inquiries with a high level of professionalism.
- Contractor Management: Supervise third-party service contractors to ensure work is completed safely and meets building standards.
- Compliance & Logs: Maintain precise daily logs, water treatment records, and equipment readings in compliance with provincial safety authorities.
- Emergency Response: Act as a key member of the emergency response team and participate in an after-hours on-call rotation.
Qualifications & Requirements
- Education: Valid 4th Class or 5th Class Power Engineering Certificate (or provincial equivalent).
- Experience: 3+ years of experience in building operations, specifically within a commercial high-rise or complex multi-tenant facility.
- Technical Skills: Strong proficiency with BAS/DDC systems (e.g., Johnson Controls, Honeywell, Delta) and computerized maintenance management software (CMMS).
- Trade Knowledge: Hands-on troubleshooting skills in basic plumbing, electrical, and commercial HVAC systems.
- Communication: Excellent verbal and written communication skills for interfacing with corporate tenants and management.
- Physical Demands: Ability to lift up to 50lbs, climb ladders, and work comfortably in confined mechanical spaces or overhead/ceiling spaces.
Compensation & Benefits:
- Salary Range: $65,000 – $75,000 CAD per year (dependent on Power Engineering classification level and relevant experience).
